Preparation and submission of a planning application in conjunction with other specialist/consultant information. Continue negotiations with the local authority to maximise a positive officer’s report and presentation to the planning committee. Clearance of planning conditions. Is already included in our projects, we also offer this service where we have only been appointed for working drawings. Design Optimisation. On projects where we ‘adopt’ an existing planning permission we can work with you to improve and optimise the design to maximise your profit and/or reduce build cost. Production of detailed working drawings for a building regulations submission and site works. Project Mangement and Contract administration. We offer a range of project mangement service. Provide technical support and advice throughout the design and construction phases

We are pleased to announce that Phase 1 of the refurbishment of the St Ives Theatre, home of Kidz R Us in St Ives, has been completed. The Wesleyan Chapel, which has stood for over 150 years, had started to succumb to the harsh West Cornwall environment. As well as the evident work to the now refreshed front façade, a lot of work has gone on behind the scenes at the theatre by Shaun Rothwell and his team from Rothwell Restoration – a new box gutter has been constructed behind the parapet, repair works to the old timbers in the roof and exposing of the original stone façade from within, have been undertaken to ensure the Cornish weather is kept out. The design team of architect’s & engineers working alongside Shaun, the project management team and most importantly Kidz R Us are delighted to have the theatre ready for the 2023 season and are looking forward to works commencing of the exciting Phase 2 of the Project in the Autumn! Thank you must also go to the St Ives Town Deal for their support!!

Planning Permission for the Glendorgal Hotel Project - Some positive news in these times of uncertainty – RLT Architects and their design team of local consultants, have this week been advised by Cornwall Council that Planning Approval has been granted for the redevelopment of the Glendorgal Hotel, Newquay! Well done to all those involved!!

Really like this approach for a replacement dwelling on a sloping site. While I wouldnt describe it as a 'Woodman's cottage' (its a bit grand for that) it works well. Lovely use of vernacular timber and stone. Its built into the hillside to reduce its mass and when viewed from the approach it reflects the scale of the previous building, and I guess a 'Woodman's cottage'. Wheres Little Red Riding hood?

Practice Synopsis

We are an Architect and Urban Design Practice offering professional services to private, public and commercial clients since 1984: Our design approach is client and site specific. We believe design should be about how people will use enjoy spaces, both inside and out. Form and Material use should respond to site vernacular and environs.

Feasibility Studies and Design Development to your particular needs, balanced with consideration of site specifics, local context and planning policy. This can include preparation and discussion of designs with the local authority through formal pre-planning advice and consultation with the local communities. Formal Preparation and Submission of Planning, in conjunction with other specialist/consultant information. We have close working relationships with local consultants; Landscape Architects, Structural Engineers, Ecologists and Topographical Surveyors. Dialogue maintained throughout the Planning process with Clients and Council. Assistance with Planning Conditions prior to Site Works.

Full Project Management Service including; Building Regulations, producing Architectural Detailed Working Drawings, liaising with Consultants and Project Procurement.

Design Optimisation. On projects where you would like us to ‘adopt’ an existing planning permission we can work with you to improve and optimise the design to make the permission work best for you; Space Planning, Maximise Profit, Reduce Build Cost.
