📐 How to choose the right architect for you 📐

Finding the right architect is important, as you’ll be working together very closely. Here are some of the top things to consider:

- Knowledge and expertise are key. You could always request a previous portfolio of work to ensure their previous projects are similar to what you’re envisioning for yourself.

- Trust reviews and look for word of mouth recommendations. It’s always best to source someone based on a recommendation from someone you now.

- Select someone you work well with. Communication and cooperation are important if you want everything to go smoothly. Both sides are bound to encounter difficulties, and it’s important to work together and understand the other side in order to resolve them in a way where everyone is happy.

- Choosing an architect will also depend on your budget. Choose an architect that respects your budget and is happy to fit into your price range to realise your vision.

At Robert Room Architecture, we put our clients first. We are here to put our knowledge and skills into practice in order to make your dream home a reality, and we’ll always do so in a professional and understanding manner. If you’d like to work together, feel free to get in touch:

📐 Choosing a Local Architect 📐

There are certain benefits to choosing to work with local architects:

- Broad local knowledge: they’re likely familiar with the area and may have better knowledge of planning regulations or council policies. That could make the process of attaining planning approval much easier and smoother.

- Convenience: if someone is nearby, that will make things much easier when it comes to setting up meetings, conducting site visits, etc. The communication becomes much smoother since the architect will be more accessible.

- Local contacts: a local architect will have a wide network of contacts when it comes to tradespeople and contractors, and they’ll be able to recommend the best people to you.

- Word of mouth testimonies: if someone works locally, they’ll likely have previous clients nearby that can give you feedback of their experiences working with that architect.

📐 The architecture design process 📐

The architectural design process is the foundation of every construction project. It outlines how the construction project should develop by dividing it into set stages. The architectural design process is important because it organises the management of the project and allows for all important information to be efficiently presented so that no costly and timely delays occur as you move from one phase to the next.

- Pre-design: the architect works with the client to understand the project and the land that they're working with. This phase involves a lot of research with regards to local zoning and land-use restrictions, client desires, scale, surrounding structures, neighborhood, building codes and regulations, etc. This allows the architect to model various design ideas.

- Concept and Schematic Design: this stage involves developing a design proposal. This covers site plans, floor plans, building elevations, as well as structural, electrical, plumbing, heating and ventilation systems. It is important at this stage to research authority regulations and requirements.

- Design Development: now would be the time to create a more detailed plan when it comes to the practical and functional aspects of the design. That includes placement of things such as doors, windows, etc. At the end of this stage, the building’s exterior, layout and dimensions are finalised.

- Planning and Development approval: at this stage the construction project documents must be approved. Most projects will require a planning or development application under the requirements of the local council or planning authority to ensure that the project meets required regulations.

- Construction Documentation: the council will review the building permits. To do that, they'll check that it’s structurally sound and in regulation with local zoning laws, building codes and regulations.

- Contractor Selection: this is when the architect contacts construction companies and contractors that will carry out the actual construction of the project. The architect will advise the client when bids come in to find the best fit for their project.

- Construction: the final phase involves the architect visiting the site to deal with any issues or queries as they arise.

📐 Mistakes to avoid during your house extension Pt.3 - Interior Design 📐

- Not considering your interior design choices early on: thinking about how you want your new space to function and look as soon as possible will help you ensure that your vision can actually be realised once the project is completed. It is very important to consider what the final layout of the room will be like, as well as any key items of furniture you want to place there. This will help you coordinate things like plug-socket placement, radiators placement, etc.

- Not matching the design of your extension to that of your existing home: you must also consider how the new extension will sit next to the existing structure in order to retain some sense of cohesion. You can do things like use the same flooring throughout, or painting the walls in colours that match to ensure this cohesion.

- Not creating a lighting plan early on: use the opportunity to maximise the natural light in your new space. Think about where the light will be throughout the day, how it will move, and how that will impact how you use the room.

- Not planning for adequate storage: if you plan effectively, you can have appealing storage spaces that fit the room perfectly, helping you keep it organised and tidy.

You can avoid expensive mistakes by hiring a professional. Count on us here at Robert Room Architecture to help your project run as smoothly as possible!

📐Mistakes to avoid during your house extension Pt.2 - Building 📐

- Not having a schedule or having an unrealistic schedule: a good schedule lets you know what is happening when, and it allows you to prepare yourself for the more disruptive parts of the job. There are many things you can’t plan for when you’re undergoing substantial building projects, and being aware of this will help you prepare better.

- Not planning around the weather: avoid tackling tasks that will leave your home vulnerable to the elements during periods of bad weather.

- Not considering where you’ll store things as the project begins: this includes tools, materials and waste. Planning for this in advance will ensure that everything runs as efficiently as possible.

- Not sticking to your plans: changing the plans once the process has started could result in overspending and delays.

- Not having a contingency budget: having a budget dedicated to instances where things may go wrong will give you a peace of mind that you can carry on with your project.

- Upsetting your neighbours: ensure you are respectful and maintain a good relationship with your neighbours during the disruptive building process.

- Choosing the wrong materials and windows: you must ensure that you use materials that are compatible with the type of building you own. Ensure they are suitable, aesthetically appealing, energy efficient and comfortably fit within your budget.

Avoiding these mistakes will help you keep things on track and keep the costs according to plan. For professional help, get in touch with Robert Room Architecture today:

📐 Mistakes to avoid during your house extension Pt.1 📐

Given our experience in working with many house extension projects, we’ve learned a lot about the mistakes that homeowners should avoid when planning their own house extension.

- Not considering the house as a whole when designing an extension: this can make the new addition clash with the rest of your home, and it might lead to an extension that is not as functional as it could have been.

- To avoid this, you must consider how the extension will complement your existing structure and whether the layout will flow nicely from room to room. Consider what/who the extension is for, and whether there will be sufficient space for that purpose.

- Questions to ask yourself: How will you access the extension? How will the extension affect the access to other parts of the house (such as the garden)? Will the interior design you have in mind match the rest of your home?

At Robert Room Architecture, we can support you in answering all of these questions and building a clear vision of the best addition to your home. We will work with you to create a starting point that you can build your home extension from. Putting together a thorough plan before you begin such a project will make it run as smoothly as possible, and it will save you a lot of time, stress and money.
