📐 The architecture design process 📐
The architectural design process is the foundation of every construction project. It outlines how the construction project should develop by dividing it into set stages. The architectural design process is important because it organises the management of the project and allows for all important information to be efficiently presented so that no costly and timely delays occur as you move from one phase to the next.
- Pre-design: the architect works with the client to understand the project and the land that they're working with. This phase involves a lot of research with regards to local zoning and land-use restrictions, client desires, scale, surrounding structures, neighborhood, building codes and regulations, etc. This allows the architect to model various design ideas.
- Concept and Schematic Design: this stage involves developing a design proposal. This covers site plans, floor plans, building elevations, as well as structural, electrical, plumbing, heating and ventilation systems. It is important at this stage to research authority regulations and requirements.
- Design Development: now would be the time to create a more detailed plan when it comes to the practical and functional aspects of the design. That includes placement of things such as doors, windows, etc. At the end of this stage, the building’s exterior, layout and dimensions are finalised.
- Planning and Development approval: at this stage the construction project documents must be approved. Most projects will require a planning or development application under the requirements of the local council or planning authority to ensure that the project meets required regulations.
- Construction Documentation: the council will review the building permits. To do that, they'll check that it’s structurally sound and in regulation with local zoning laws, building codes and regulations.
- Contractor Selection: this is when the architect contacts construction companies and contractors that will carry out the actual construction of the project. The architect will advise the client when bids come in to find the best fit for their project.
- Construction: the final phase involves the architect visiting the site to deal with any issues or queries as they arise.
