Not posted for a while been office bound a bit but back out again helping our landlords refurbish to different budgets . This one had been let abd not touched in years so wanted a redecoration and the kitchen mending and new carpets . All came together well , good quality preparation and paint plus great carpets from our usual source Westbourne Flooring . Customers very happy 😊😊

Another project completed for a long term customer and landlord . With rising costs many landlords can’t afford to have all the work they ideally want done . So we have to accommodate and do the best we can . This one we had to re plaster some of the walls and repair the textured ceilings in places . The base units in the kitchen had rotted from an undetected small leak . Also only had one working drawer so a soft close drawer unit and a few new base cupboards from our friends at Howdens finished off with some new handles , a new kitchen tap , a new silicone seal to the worktops and a usable kitchen is back . New paintwork to all walls and ceilings and a good sanding of woodwork plus rebuild of the rotted window sill all undercoated and painted in gloss , same for the radiators and the flat is looking bright . Lastly our good friend Dan at Westbourne Flooring sent his great fitters to install new bleach cleanable grey carpets and vinyl flooring to complete this fresh modern look . Customer delighted as within his budget and we found a new tenant within two days of it going to market πŸ‘πŸ‘

Latest work completed , long term client asked us to freshen up a rental property that had not been decorated for 18 years . After a deep clean by our friends at 24cleaning and all the woodwork sanded back , Dulux Undercoated, walls and ceilings type coated in Dulux trade vinyl Matt then a top coat on wood work of Dulux gloss finished with new carpets from our good friends at Westbourne Flooring . Client very happy with their new fresh flat , see the before and after it’s an amazing transformation

And yet more fencing two smaller jobs first one the same old issue the posts had rotted off at the base. The first one was a high featheredge fence , we installed three 3.6m posts ,I freehand cut beveled tops to allow rain water to run off, we replaced some trench capping and now this fence is saved and strong again. The second one just a low level feather edge so new posts again with post protectors installed, new beveled rails and featheredge with trench capping to finish .

Back to fencing after the storms !! this one was a complete replace with concrete posts and gravel boards and new feather edge panels. Our usual 9ft posts were used along with 2/3 bags of post create per post. We brought the gates forward to tidy that up so they were in line and installed bolts to the ground floor flats gate and a key lock for the upstairs flats gate. Turned our really well and the customers in the flats were delighted.

After the flat refurbishment we were called in to fit a new bathroom suite. The client did not want the tiles to be replaced so the job is suddenly much harder as you have levels to work to rather than setting your own!! The heating pipes were right in the way so were altered . The bath tap ends swapped round and a glass shower screen installed as the previous installer had put them at the window end so when the shower was used the window sill filled with water!! , New suite installed and a solid composite bath panel and the clients supplied cupboard and towel rail. They were delighted with the result again showing we are happy to work with our customers who only have a certain budget available.

This flat had come empty and had not had anything done for over 15 years. The brief was to get it into a lettable condition. The kitchen had rot in the worktops and the cupboard underneath was shot. the extractor was burnt out as was the oven. The old windows at the front had seen better days and the toilet was cracked. We had the windows sorted and then redecorated throughout, replaced the base unit in the kitchen and installed new worktops, a new over and extractor finished it off. The toilet was replaced then new underlay and grey carpet with plank vinyl in the kitchen and bathroom completed the transformation . The customer could not believe the change for the small budget we had been given to work with.

High winds have caused havoc to fences this year. This one on an exposed site backing on to heathland had rotted off at the bottom of the posts plus some burnt from a heath fire. No post savers on the posts so no surprise this fence had rotted out so quick. We replaced the posts with new 9ft 4inch posts with post saver heat shrink wraps and sunk 3ft into the ground with 2/3 bags of post create per post . New beveled rails and feather edge in stepped design to maintain maximum privacy at the customers request finished of with a smart trench capping. One very happy client. This one again done before the latest storm and still standing strong!!

This was an interesting one the saying don't judge a book by its cover springs to mind!!! The initial call was to some loose tiles well on inspection it turned out what appeared to be a simple repair was coving up a nightmare , the whole floor had rotted as had the stud wall so we ended up starting again. New joists , new flooring , new stud wall , The shower area has now been properly tanked and the stud is cement board that's tanked rather just plasterboard , New suite and tiles on very happy customer.

The next job was a failed fence and gate, as normal the posts had rotted off at ground level this is why we always install heat shrink post protectors. This one we removed all the old posts and replaced with new 9ft 4inch posts set 3ft into the ground with two bags of post create per post and new gravel boards and panels as well as new gate post and side panel . This job has already tested and passed as after the storms recently it was the only fence in this garden still standing !!!

Its been a little while so thought i would post a few projects that we have been involved in. The one was a flat that had not been touched in years and years , had some damage on the walls from a hammer or something and also had some old plaster alcove that had seen better days!!! The wash basin must have seen the same hammer as the walls as had a big hole in it. The brief was to patch in the walls and wall paper , re decorate , replace the wash basin and shower , replace the broken window and sort out some carpets. The pictures run through from before and after . Not all clients have the money to start from scratch and this shows you can tidy a place up on a small budget!!
