Big milestone reached 🎉 Full planning has officially been approved on The Georgian Giant.

At the same time, the building has now been fully stripped out in line with the committee, and the project is now out to tender with local builders and trades for the full refurb of the 11 HMO rooms, and 6 1-2 bed apartments.

Ed and the client spoke for 2.5 minutes each at the committee meeting, something we believe is very valuable.

A huge amount of work ahead, but it’s exciting to see things moving quickly from planning and preparation into delivery.

This project will completely transform the building and create high quality accommodation for future tenants.

Office to Resi Conversion 🔀

This existing 500m2 office building at the top of Wi******er high street is going to be some 9 luxury apartments.

1. We suvitted a class MA prior approval for the change of use

2. We submitted a full planning application for the external alteration including a full storey extension.

This approach mitigated planning risk and created a much smoother process through planning.

We are currently Tendring this project and hope to have it in build in the next few months.

These visuals were created entirely using AI.
How, you ask? 👇

On this project, to keep time and cost efficient, we took photos of the almost finished bedroom, kitchen, and en-suite, then ran them through AI with a few detailed prompts. We shared our interior design moodboard and specification schedule with the system, and guided it to produce the final images you see here.

The results? ⚡️
Not perfect, but seriously impressive for the turnaround time and cost. While traditional CGI renders are still the gold standard, AI has become a brilliant tool for quick, realistic visualisations, helping our clients see the final design before completion.

Our latest completed luxury shared house ⬛🟧.

This HMO is targeted at professionals, each room has a personal en-suite, kitchenette, and even a living area for watching TV. These rooms were rented before the project completed using CGI's. This is something we always recommend doing . They are at the top of what is achievable on the market, with the largest achieving £1000pcm for couples.

Next we will share the CGI's that were used to market this project before it hit the market. We utilised AI to produce these, with spectacular results.

The Crescent 🌙 - 6 Bed Luxury HMO

Here’s a look at our latest finished project. This is a 6 bedroom HMO for professionals, each with its own en suite, kitchenette, and even living area 🏠. We achieved all this with not one single extension!

This project has been a labour of love, we certainly didn’t hold back on the finishes, which is obvious in the end result.
