Part 2 of kitchen project.

This is the utility area we installed inside the garage that could then be used while the kitchen was being done.
This made life so much easyer for my client while the main kitchen work was going on as it gave them a small area to cook, clean and still do their laundry.

Originally these appliances were in the room at the end of the kitchen that was getting removed to make the kitchen bigger.
So to save space in the new kitchen we came up with the idea of moving these appliances to the garage to maximise the storage and function of the new kitchen.

We did do this on a bit of a budget to keep the cost down for the client as requested, as the main budget of the job was for the main kitchen.

We were able to salvage a worktop from the old kitchen and then bought off the shelf B&Q flat pack kitchen units and end pannels and made this small utility area.
Sink was from screwfix with a cold feed tap.
The biggest cost of this part of the job was sorting out the drainage.

Luckily there was already a incoming cold mains supply feed in the garage so that part was quite straight forward.

We dug out and found the foul drainage to the property, laid new soil pipe and drainage to the garage so that the new sink and washing machine had a waste outlet as there was no existing drainage near the garage.

Then we had the job of doing the groundwork and putting all the slabs and block paving back down that was effected back to original condition.

Thanks again to my client who was happy to be hands on again at this part of the project and support the decisions we had to make to get the job done to the best standard possible.

Here is one on my last kitchen jobs of 2025.

Had a really busy 12 months so I have been a bit behind with posting jobs.

I did not manage to get a before picture of the complete original kitchen as it was already partly stripped out by my client when i started.

This was a two part job as we also did a nice little cheap garage utility area for the client to use while the kitchen was getting done.
This also freed up space in the new kitchen design so that the washing machine and tumble dryer was not cramping up the space and giving more storage in the new kitchen.
Nothing worse than trying to cook dinner around laundry baskets being in the way 🤣.

This was the Wren Infinity range kitchen and is probably one of the most intricate kitchens I think I have ever fitted, not for the faint hearted but was definatley worth it for the results as the quality of the kitchen and details was very good.

I would also like to thank my client for being quite hands on throught the project and supporting the work that needed to be done as there was so many unexpected things we found on this project that was in need of being done to give the best quality and finish to the overall job.

It was a very big project:
Full rewire, all pipework replaced, heating system pipework alterations, everything stripped back as far as it could go, wall demoished making two rooms one, reboard ceiling, fully plastered room, prep and self level the floor, drainage work, ground work, the extra time it takes to install this kitchen range with the inset copper profile system, LVT flooring, garage utility, the list goes on.

But wow look at the results, what a stunning kitchen space.

Latest bathroom project finished in St Davids park Hawarden.

Another small bathroom, big job scenario.

I was called up by some lovely customers to investigate a leaking shower area february time.
They were looking at going through their house insurance so I did an inspection and put them a survey together for there house insurance.
Clients sent my survey to the insurance company. Insurance company then sends out a insurance guy to assess their property with his damp meter (probably had no batterys in it 🤣) and claimed there was no damp or water ingress and said that their bathroom could be done in 10 days and at half the cost I had estimated.
As you would guess my survey stated otherwise and this then put doubt into my clients mind as insurance company also refused to cover their job, not even cover the remedial work I had priced separately, this also meant that my client would be covering the cost of the whole job out of their own pockets.
So I had to go back to their property and do some poking around to reassure them with the problems that I could see and suspect would need doing.
Luckily they took my advice and work started, which im very greatful for them they did to make sure they got the best job and outcome.
Two separate bedroom dividing walls rotten, one bedroom floor rotten, a lounge ceiling affected, partly rotten joist. This is before I even started work in a room that was once called the bathroom.
This small bathroom took a lot of work but was well worth it for a lovely couple.

Here is the first bathroom of 2025 finished for a lovely couple in St Davids park Hawarden.

Look how stunning this is, customers had really good taste in what they had chosen 😍.

This one was a monsterous job as it had severe water ingress that had gone into the bedroom behind the shower, effecting the surrounding walls and floor in that room, I think it had been leaking from the day it was fitted judged on what I came across.

This is why I cannot stress enough to customers how important it is to not use porous substraits (plaster board) behind wet zones.
This is why I stand by my method of using tile backer boards, tapeing and tanking all wet zones for peace of mind, quality assurance and the longevity of the bathroom that you have just paid for, yes it takes more time, yes it costs more money. But it gives you the best value for your money so that you dont get future problems like this job had.

Last bathroom job of 2024
(Hawarden/Ewloe).
I call this one the Narnia ensuite as it was built into the back of a small room behind some built in wardrobes off the bedroom.
This bathroom had been poorly installed around 10 years ago and im amazed it lasted a year from install to be honest.
It's probably the smallest bathroom I have ever done which doesnt make it easier. With no room to move in such a small space it made it very challenging and a much bigger job.
Small bathroom big job that just kept giving in problems that we found.
Amazing transformation and a bathroom that will now last my clients a very long time.
