We have been working closely with our clients Bruckland Developments and very much looking forward to seeing the start of this build in a private road in Surrey. This will become a five bedroom, five bathroom detached family home.

The process from the concept of a build through to construction involves a number of phases.

PHASE 5 - CONTRACT ADMINISTRATION
A Client may wish to continue our services through to administration of the building contract. Surrey Design Studios can act on your behalf to ensure that the Construction Phase is managed, compliant and meets the building contract and specifications. We would audit progress, quality and adherence to specification. We would monitor project against plan, ensure that momentum is retained and delays to the timetable are avoided. Any request for payment is first validated by us against works completed. At the point of practical completion, we would coordinate any requirements for rectification or snagging, ensure all completion certificates and requirements are achieved and final balances of payment are correct and paid in accordance with the contract terms. PHASE 4 - CONTRACTOR SELECTION
The appointment of a competent Contractor is critical to successfully translating the scheme from plan to build within time and budget. With our knowledge and experience of successfully delivering high end builds and construction best practice, we are able to competently support our Clients through the Contractor Selection Phase. We can prepare all tender documentation and distribute to reputable proven Contractors, to allow them to submit tenders for the works. We will ensure the process is well managed and Contractor submissions are consistent enabling a level playing field for comparison of quotes. We assist in preparing criteria to enable the Client to interview and shortlist Contractors before you make a final decision as to which Contractor they formally appoint to undertake the build.

PHASE 3 - TECHNICAL DRAWINGS
When planning permission has been granted, we can then move to produce detailed technical drawings including roof plans, floor plans and elevations. These drawings are essential to ensure that Construction Contractors are able to more accurately quote for the work and the drawings are also submitted to obtain Building Regulation approval. These drawings are detailed and will include input from external specialists including Structural, Mechanical and Electrical Engineers.

PHASE 2 - PLANNING

At this stage, a detailed measured survey of the existing property is undertaken. Detailed planning drawings and supporting documentation is produced taking account of local authority planning criteria and any feedback from the pre-application process if used. We are able to submit a planning permission application on our Clients behalf and advise on any additional validation or surveys that may be required to satisfy local planning criteria. Our aim is to ensure the planning submission meets all requirements to ensure the process is as smooth and as quick as possible.

PHASE 1 - CONCEPT

During this phase, our Team fully immerses in the brief, understands what the Client is trying to achieve and we prepare initial design options, accompanying drawings and budget estimates. We collaborate with the Client, assessing the potential options. We use 3D CAD modelling to assist our Clients to visualise the design and layouts and work iteratively until we have a design that is practical but inspiring.
