We had an absolutely wonderful evening at the 2026 Rochford District Business Awards, where we were proud and honoured to be finalists.

We always enjoy gaining planning consents for clients, but sometimes a project comes along with a very special, personal meaning that makes gaining a planning consent all the more important and poignant.

Two years ago we were introduced to a client who was trying to achieve a planning consent for a business re-location onto a Green Belt site. We advised that such a consent was unlikely to be forthcoming on the site because of the Green Belt status, however we could see an opportunity the client to achieve two substantial dwellings as an infill on the road frontage as a fall-back position.

Tragically, our young client passed away shortly afterwards.

We were subsequently instructed by our client's father to try and achieve that infill proposal in order that the site may be used to generate a trust fund for our original client's very young daughters, by way of a legacy from their late father.

I am absolutely delighted that Chelmsford City Council have granted planning permission for these two 5-bedroom, 10-person homes that are a relatively short walking distance from Battlesbridge rail station in Essex.

Modus is particularly proud to have gained a planning consent for this scheme, all because it is ultimately for the benefit of two little girls who lost their father far, far too soon...

It's early February. It's cold. It's been raining stair-rods for days and I have forgotton what sunshine looks like. HOWEVER - we have just been told that Modus Architecture has been selected as a Finalist in this year's Rochford District Council Business Awards!

I love the District where I live and run my small business: Originally, my family were farmers here and ran their farming business in Rochford for many generations. I have now been running Modus Architecture in the District for 6 years, and although I had no ambition to be a farmer (although I strongly support the national farming industry and love Jezza Clarkson) it is such a privilege for our little family-run company to be recogonised and given a place in the final of the Rochford Business Awards 2026.

It's still raining outside, but this has cheered me right up!

We have been working on an infill housing project for a very special client who lost his son to su***de nearly two years ago.

The site was previously-owned by our client's son and our client is now seeking to gain a planning consent for two quality homes with the aim that all profits will go into a Trust for his two young grand-daughters by way of a legacy from their father.

I don't think I have ever wanted to achieve a planning consent more... 🙏

It was a superb evening yesterday at the Essex Housing Awards, where it was absolutely brilliant to see the high quality of new Essex housing being recognised and celebrated at the beautiful Hylands House in Chelmsford.

It was a great opportunity to get together with familiar contacts and make some new ones, but it was particularly refreshing to see the social conscience of new housing being celebrated, from affordable schemes, to housing associated with community facilities and particularly an incredibly thoughtfully-designed senior living development which won the Small Developments category.

Whilst Modus did not win anything last night, it was wonderful to be chosen as finalists in two categories and I am particularly proud that we were shortlisted for the Excellence in Design & Placemaking award.

I'm absolutely delighted to say that we have achieved a Full planning consent for the construction of two new traditional homes in the Conservation Area of Stebbing, Essex for wonderful clients who have been trying to re-develop the site of their existing home for over 5 years now.

The site currently has a single dwelling on it that is a post-war, timber-framed, pre-fabricated bungalow, the fabric of which has reached the end of its useful (and repairable) life.

There have been three planning refusals (under different consultant teams) for the re-development of this stunning site, which lies in a quiet lane with wonderful views of the Grade 1 listed St. Mary's Church to the east.

Modus was invited to get involved by Andrew Martin - Planning Ltd and we have worked together for two years on the project, which included many design revisions and three pre-application consultations (which were accompanied by some extraordinary delays...), but we have finally prevailed and I cannot be happier for our lovely clients, who at times were so close to completely losing faith in the whole process.

I nearly always find that when consented, bespoke schemes are built-out, something gets changed or lost in translation, particularly when the original designer is not involved in the technical package production. Whilst the finished built article can look similar to the design intent, detailing and cost decisions are almost inevitably made that can take just a little bit of the 'soul' out of a scheme.

Here's a little development of six beautifully-built and very well-appointed semi-rural homes on a brownfield green belt site that I designed back in 2018, with the final home very recently sold for £1.2 million: One is a rendered image of the original design intent and the other is a photograph I took a couple of days ago.

What do you think? Has something been lost? Has there actually been an improvement?

Design is so subjective and I am told that the residents who have moved-in are absolutely delighted with their new homes, so at the end of the day isn't that what really counts?

But I still can't help thinking 'What if...'

We're very proud to share that Modus has sponsored my son's football team home and away kits for the coming season.

They are the Southend Manor Under-10 team and they had a great run-out in the new away kit yesterday for a pre-season friendly against Academy Soccer on a very warm Sunday afternoon. It was a cracking game to watch, but the boys conceded two goals in the last 10 minutes to go down 3-4 against Academy at full-time. So close!

Looking forward to the new season now and no doubt this will be the first of many posts about the progress of these fine young men.

We love designing homes.

Good contemporary design has an honesty to it that reflects the capabilities of modern materials, building techniques and regulation, whilst also addressing fashionable thinking, the evolving way we wish our homes to work for us and - in uplifting and rare occasions - the sublime joy of art and spirituality.

Sometimes though, it feels right to design traditionally, with a well-established palette of traditional materials, proportions and vernacular details that do not shout difference, but rather celebrate the comfort of familiarity.

We are once again working in a conservation area and are designing two dwellings on an allocated site that has so-far attracted three planning refusals for our clients before our engagement. We are working very hard with the LPA's conservation officer and urban designer and an absolutely superb planning consultant to change this unfortunate and frustrating trend for this really wonderful client and their site.

We will post more when a planning application is submitted.

We haven't posted in a little while, but there has been plenty going-on in the background, including feasibility studies, planning submissions and even a working drawings package for a scheme we gained planning consent for just over a year ago.

Here's a good example of what we do best though, which is getting the best out of a tight, urban infill site that will involve the redevelopment of a small commercial site that sits next to existing residential development.

The scheme offers articulated scale to the street frontage, with a mews development behind that visually steps-down in scale towards the rear of the deep, narrow site.

Aspect is very carefully controlled in order to design-out all potential overlooking to preserve the privacy of surrounding dwellings and their gardens. All new dwellings have thier own entirely private associated amenity space (terraces and gardens) and also comfortably surpass minimum space standards. Parking also meets residential standards and the scheme includes some significant landscaping that will not only visually soften the development, but will also easily satisfy Biodiversity Net Gain requirements.

The proposal is for ten dwellings and the scheme achieves a density of over 50 dwellings per hectare.

This really was a lovely little scheme to work on and will now be submitted for a pre-app, so we hope officers will see how hard we have worked to achieve a quality proposal for this really fantastic urban brownfield site
