🏡 Permissions in Principle 🏡
First introduced in 2018, a Permission in Principle (PiP) application is a planning consent route that separates the fundamental principle of housing-led development from detailed technical design. It helps developers establish whether a site is suitable for residential use without the high upfront costs of detailed planning.
The initial application assesses the location, current land use and the amount of development proposed — PiPs are limited to sites under 1,000sqm or a maximum of 9 homes.
Once a PiP is approved, you have 3 years to submit a Technical Details Consent application, which takes a closer look at the design of the properties, as well as the access and layout of the site.
