🏡 Permissions in Principle 🏡

First introduced in 2018, a Permission in Principle (PiP) application is a planning consent route that separates the fundamental principle of housing-led development from detailed technical design. It helps developers establish whether a site is suitable for residential use without the high upfront costs of detailed planning.

The initial application assesses the location, current land use and the amount of development proposed — PiPs are limited to sites under 1,000sqm or a maximum of 9 homes.

Once a PiP is approved, you have 3 years to submit a Technical Details Consent application, which takes a closer look at the design of the properties, as well as the access and layout of the site.

Our most recent success saw a PiP approval for 5 to 9 houses near Helston.

What a difference a few days can make — the sun is out, and the wind has disappeared!

The two days we spent at the Royal Cornwall Show this year provided a fantastic opportunity to connect with both visitors and exhibitors.

Now that we're back in the office, we're looking ahead to the rest of the year and the exciting opportunities it will bring.

We’re so sorry for anyone planning to come and see us at the Royal Cornwall Show but it seems as though Cornwalls weather is better suited to ducks than humans today 🦆

We will be back in the office bright and early Monday morning ready to book in free initial consultations to discuss your projects.

It has been great to meet and talk to so many of you over the last couple days.

Royal Cornwall Show – Saturday Closure

It is with great regret that following a thorough assessment of forecast weather conditions and their impact on the showground, the difficult decision has been taken to cancel the final day of the Royal Cornwall Show on Saturday.

The safety and wellbeing of our visitors, exhibitors, competitors, members, staff, volunteers and contractors has been central to this decision and remains our highest priority.

We recognise how disappointing this news will be for everyone involved, particularly those who had planned to attend, exhibit or compete, and we would like to thank all our stakeholders for their patience, understanding and support.

Further information for ticket holders, exhibitors, competitors, members and other stakeholders will be communicated as soon as possible through the Royal Cornwall Show’s official channels.

Great to see these two new build homes just outside Falmouth now complete 🏡🏡✨

We’re currently compiling and signing off our Principal Designer role as the project reaches completion, following the successful delivery of the building works.
