Am I the AH? 😂

I made my son a little video. I always find things look clearer on camera. You can see your mess.

When I used to put my house on the market nearly every year, my trick was to take pictures to see more clearly how to stage it better. 😉

Seriously, this garden room is a game 🎮 changer (pun intended). We all fight for it, even though it’s one of the snugger spaces in the house. And I’m delighted my kids benefit from this daylight (okay, while watching screens… but still?!)

We had a dysfunctional conservatory that was blocking access to the garden. Did you know conservatories often reduce the value of a property? They can be trouble.

They start with assumptions.

Things like:

• leaving key decisions too late
• separating design from construction
• assuming sustainability can be added later

These small decisions can lead to delays, frustration and unnecessary costs.

The good news is that most renovation conflicts are predictable and preventable.

Clear expectations, informed decisions and honest communication make projects run far more smoothly.

Design first. Build second.
Your utility room has no tolerance for guesswork.

Think about these before the build begins:
• Appliance specs and ventilation
• Door swings and circulation
• Socket locations and load requirements
• Sink and tap placement
• Worktop depth
• Storage measurements
• Lighting (task + ambient)
• Tiling layout and grout lines
• Wall finishes and durability
• Material choices and delivery dates
• Future needs (extra plumbing, power, lighting)

And then there are all the small details you never imagine you need to decide:
grout type and colour, soft-close hinges, handle placement, trim pieces… the list is infinite.

The UK construction sector is expected to need more than 225,000 additional workers by 2027.

At the same time:

• Women represent about 15% of the construction workforce
• Only around 2% work in skilled trades on site
• Roughly 7% hold senior leadership roles

This is one of the most male-dominated industries in the UK.

Research across many sectors also shows that gender-diverse teams often perform better, with stronger financial performance, better decision-making and higher levels of innovation.

Construction and renovation are collaborative industries. Projects depend on communication between designers, trades, contractors and clients.

As the sector evolves, it is worth asking how the composition of teams might evolve too.

Women should feel able to choose this sector if they wish. To design, build, manage projects and lead companies.

The homes we live in are shaped by the people who build them.

The future of the industry will be shaped by who feels welcome to take part.

Are you renovating? Now is the time.

Small decisions that can have a big impact include changing the way the door swings and moving light fixtures.

If you live in a Victorian (or period) home, this will feel familiar.

The door opens… and suddenly:
• the bed can only go in one place
• the wardrobe blocks the light
• the switch is behind the door
• the room never quite works

Victorian doors were positioned for privacy and fireplaces, not modern furniture or heating.

Small decisions people don’t expect to make when renovating (but should):
• Door swing direction
• Light switch position
• Lost wall space
• How you actually move through the room

Changing a door swing in the UK can cost £400–£1000 incl. rehanging, moving the switch, and making good. (Cheaper and easier when decided early.)

Why it’s worth considering
✔ Better furniture layouts
✔ More usable wall space
✔ Rooms feel calmer and more intentional

Why people hesitate
✖ Extra cost
✖ Feels like a “minor” detail
✖ Hard to visualise the impact

Every quote sits on top of an invisible negotiation.

Homeowners want clarity and don’t want to feel naïve.

Builders want to price fairly without risking a loss.

None of this is about who’s right.

It’s two people standing on opposite sides of the same uncertainty.

When you treat a quote as a test, the pressure increases.

When you treat it as a conversation, the project settles.

Clarity around assumptions, unknowns and risk is what prevents friction later. Far more than squeezing the price or rushing the numbers.
