Our rebrand, developed in collaboration with Persona.Studio, is a clearer expression of that work. A refined identity shaped by how we design and what we deliver.

🏅 Shortlisted – Small Housing Development of the Year 2026!

We’re delighted that CODA Studios Ltd has been shortlisted for the Insider Residential Property Awards 2026 – our second year running in this category.

The shortlisted project, Ardwick Green, was delivered in collaboration with Step Places, AEDI Construction, and Euan Kellie and features 16 EPC A rated homes designed for sustainable, city fringe living.

The development includes air source heat pumps, MVHR, high-performance insulation, and EV car charging – all designed to reduce carbon impact while creating homes people love to live in.

🏘️ Construction is nearing completion on 16 new three and four-bedroom back-to-back townhouses in Ardwick Green for Step Places.

Located just a few hundred metres from Manchester Piccadilly Station, the homes overlook Ardwick Green, a historic park surrounded by listed period properties.

Designed to deliver high-quality, sustainable urban living, this development brings modern architecture and energy-efficient homes to one of Manchester’s most characterful neighbourhoods.

The scheme is among the first plots to come forward within the Ardwick Green Neighbourhood Development Framework, helping shape the area’s ongoing regeneration.

We’re delighted that the planning application for the redevelopment of Bacup Market has now been submitted 🎉

This milestone marks a key step towards transforming the market square into a vibrant, flexible and welcoming destination for traders, residents and visitors alike.

Working closely with Rossendale Borough Council and the wider project team, our design reimagines the market as a contemporary community hub that celebrates Bacup’s heritage while delivering a sustainable, accessible space for the future.

The plans include a new market canopy, upgraded trader facilities, public toilets, cycle storage, disabled parking, and dedicated loading zones. A flexible market square with landscaped seating will provide space for pop-ups and events throughout the year, improving visibility from Market Street and creating a lively focal point for the town centre.

We’re proud to support Rossendale’s ongoing investment through the Levelling Up Fund, helping to revitalise Bacup Market and strengthen its role at the heart of the community.
