Ecclesall Design was first approached about this horse arena project in May 2022, located on land to the west of Sheffield, not only within the Green Belt but also in a conservation area.

We could see it was going to be a challenge to get planning permission, but as the field was already recognised grazing land with stables, we felt it would be achievable. Our clients had been sharing a nearby equestrian ménage (horse arena) with a neighbour, but their neighbour had plans to move house, which would bring to an end the opportunity to use their facilities.

Our clients wished to construct the new arena on the field in front of the stables so their horses had a safe place to exercise when the fields were muddy in winter, and also somewhere for a friend to practise dressage.

We were delighted when, after the Planning Inspector became involved, planning permission for this project was finally granted.

We are pleased to share another of our house extension projects, which is nearly completed.

This project created a single-storey extension with a feature window overlooking the garden and a lovely open-plan living space at the back of the house.

You may not always need planning permission for smaller extensions or alterations, as some projects can fall under permitted development rights.

That said, the rules are not always straightforward, especially for listed properties, homes in conservation areas, locations covered by Article 4 Directions, or when the chosen architectural design features contrasting materials. So it is always worth checking before you begin.

Our team has achieved another successful planning permission for a transformative house renovation and extension project.

This design formed an enlarged footprint and a completely revised layout while reducing the visual mass of this lovely detached property in a countryside setting.

We love seeing the new spaces created once our projects are complete.

Our Middleton project, located in a Conservation Area within the Peak District National Park, enlarged an upstairs bedroom to create a new master suite with en suite and replaced a previous 20th-century extension with a more sympathetic design.
