We have just secured a second planning consent at Stepney Street, Sheffield!

aad architects have gained approval for the resubmission of a previously consented nine-storey residential scheme, originally comprising 100 mainly studio and one-bed apartments.

The revised brief sought to improve the quality of accommodation by reducing the number of studios, introducing larger two-bed apartments, acknowledging national space standards and improving dual-aspect living spaces.

The scheme also needed to respond to the requirements of the Building Safety Act, which had been introduced after the original consent was granted.

All of this was achieved while retaining the building’s established height, appearance and distinctive curvaceous form, which continued to be supported by Sheffield planners. The revised proposal was approved with the loss of only a small number of apartments, helping to deliver a more robust and viable development.

Originally organised by our Architectural Assistant, Georgia, a few years ago, the event completely sold out and created a really fun and positive evening bringing people across the industry together.

UKREiiF is officially in full swing 👏🏻👏🏻

Our directors, Mark and Pete, have been in attendance across yesterday and today, with Georgia and Dana attending yesterday.

Georgia and Dana started the day at the Women in Property breakfast, Drivers and Barriers: Market Outlook 2026, before heading on a regeneration tour around Leeds, giving a real insight into the scale of development and investment currently taking place across the city centre.

In between all of the business, we hosted a lunch yesterday which definitely did not disappoint. Great food, great company, and plenty of good conversations to keep everyone fuelled for the rest of the day!

Thank you to everyone who joined us for lunch, and we hope to bump into more of you lovely people as the day goes on!

Our recently completed Ashton Sixth Form College project is a great example of how careful coordination and collaboration can make complex projects possible.

The project involved the demolition of an existing building to make way for a new extension to the sports hall, alongside a new link bridge connecting into the adjacent building. The scheme delivered much needed teaching space, staff facilities and new changing rooms for the college.

One of the key challenges was coordinating floor levels between the two existing buildings and the new extension, while maintaining suitable ceiling heights throughout.

With a constrained site and areas of the college remaining operational throughout construction, close collaboration was essential to ensure a safe environment for students, staff and contractors, particularly during key academic periods and exams.

We are absolutely thrilled to share that our Chatsworth Road project has now secured planning permission.

This marks a really positive step forward for a site that has been left to deteriorate for a number of years, unlocking its potential and bringing meaningful regeneration to the area. We’re so pleased that the Council have recognised the value that this development can bring to the area 👏🏻

It brings forward a new Starbucks drive-through, flexible commercial units to support local businesses, and the retention of the existing pub as part of the site’s identity. The scheme also introduces high-quality public realm, improved pedestrian and cycle links, and a stronger connection to the River Hipper.

A great step in unlocking the long-term potential of the Walton Works area.

Our underground garage project secured planning approval at appeal just before Christmas 👏🏻👏🏻 and is now progressing into technical design!

The project revolves around a Grade II listed farmhouse and associated outbuildings, both dating back to the early 17th century, requiring a highly sensitive and considered design response.

The proposal introduces a subterranean garage and tunnel connection to the main house, carefully positioned beneath the existing landscape to preserve the openness of the Green Belt and minimise impact on the heritage setting. The scheme also includes the rebuilding of a deteriorating retaining stone wall along the boundary, adjacent to a tributary, carefully detailed to reflect the character of the existing landscape.

Things are progressing well on site at Green Vets following our recent site visit.

The project involves an extension to the existing veterinary practice within the Moss Valley Conservation Area, providing a much needed upgrade and additional space to support the practice as it continues to grow.

It was great to see the building starting to take shape, with the first sections of the timber cladding now installed. The natural material works beautifully within the surrounding landscape and reflects the design approach for the scheme.

We attended site in our role as Principal Designer for both the Building Regulations and CDM, continuing to support the project through the construction phase.

Looking forward to seeing the next stages progress on site.

We are delighted to have secured planning approval for this agricultural inspired self build family home in Sheffield.

Originally submitted as an application for a single dwelling, we worked closely with our client, Sheffield Local Planning Authority and dlpplanning through both pre application and full planning stages to refine the scheme and successfully secure approval for two dwellings to support the family’s evolving needs.

Set within a rural Green Belt setting, the 4 bedroom home has been carefully designed to respect its surroundings while delivering a contemporary living environment. The scheme retains the existing stone boundary wall as a key architectural feature, with recessed punched openings that preserve the building’s agricultural character while framing views across the landscape.

The proposal responds sensitively to its setting, drawing on the site’s agricultural history through simple forms, robust materials and restrained detailing, allowing the development to sit quietly within its context while delivering high quality contemporary homes for the family.
