Continuing from the previous post, which I was worried was too long, I just wanted to recommend to everyone to find where the stop valve for their house, firstly the one inside and also the one outside. The one outside is usually on the footpath under a little square metal lid or a round plastic one, they'll have water written on them. All the brass ones turn off in a clockwise direction and the plastic one beside a water meter ( under a round plastic lid ) will usually either turn off clockwise after a few turns or be a quarter turn anticlockwise! Sometimes the brass stop valves are so old that the rubber sealing washer has completely disintegrated and disappeared so even when turned off will still let some water through, that's why it's good to know where the one outside is. A customer of mine rang to ask if I would call to replace a broken stop valve on the water main. They said that the fridge seemed to be sticking out from under the worktop more than usual so gave it a shove onwards. There was a sudden whoosh of water spraying put from under the worktop and they had to find the stop valve outside on the footpath to turn off the water! You can see from the first pic that the stop valve had come right off the blue plastic pipe and that there's no insert in it! I replaced with a new stop valve with an insert that stops the pipe being squeezed in! I've seen a similar thing happen with 22mm hep water pipe (plastic) and push on fittings where no inserts had been used and after quite a few years the fittings almost had blown off from the water pressure and where the pipe was inside the push fit fitting it had reduced in size and had to be trimmed so inserts could be inserted before the fittings were replaced with new ones! Always use pipe inserts on plastic pipe!!

Installers who do work like this obviously do not come back to do the servicing!! The first pic, the black part is the boiler drain which is used when checking the expansion vessel or replacing any parts on the boiler that's part of the system water, how do you put a hose onto it? The second pic, the copper pipe on the right is right under the condensate trap that has to drop down vertically for removal and cleaning every service and the third pic, the top can't be removed from the mag filter for cleaning!

Usually an emergency situation in the home has been the result of a mistake that wasn't obvious at the time but after time goes by it eventually manifests itself!! Be careful putting nails into floorboards upstairs, even nailing carpet grippers down the nails can be long enough to go right through the floor !! This one went through the flooring, in the top of the 22mm copper heating pipe and out the bottom of it and into the joist! It took 2 years before a stain appeared on the ceiling below!

Servicing a boiler yesterday and this was the state of the ignition electrodes! They're meant to spark between the tips but they were sparking between the closest point along the sides. Eventually the boiler won't light up or it'll cause the ignition transformer to fail 👍

If you have a mains water stop valve that is in a place that's not very accessible, then one of these remote water stop switches is a great solution, the on off switch can be 1.5 metres away from the water valve and it's easy to operate!
This example shows the stop valve below floor level behind the dishwasher but can be turned off and on from above the worktop.

Sorry, I haven't posted anything for awhile! I've usually forgotten to take pictures or taken a 'before', then forgotten to take the 'after' pics 😵‍💫
These pics were of an Ideal Icos gas boiler in which the condensate trap is prone to block with the debris from the combustion process. This one had meant to have been serviced every year but there was a layer of this build up inside the bottom of the boiler, the trap was blocked and the drain pipe from the trap was blocked!!
