Not every project makes it to site.
Here’s a look at a handful of KAST’s unrealised Cornish house projects, and the design rationale behind them.

1 & 2. House on the Lizard - A zinc-roofed timber barn, orientated toward the sea, the glazed link between buildings frames the view and a garden room within, with a carport incorporated into the overall form.
3 & 4. Helford House - Timber and stone volumes arranged as a contemporary Cornish farmstead.
5. Shingle Cottage - An aerial view of the proposed shingle clad extension and studio propped to compliment the existing stone cottage on a creekside quay. Rooflights funnel light into spaces otherwise shaded by the dense surrounding woodland.
6. House near Godolphin - Set against the back drop of Godolphin Hill, a new timber extension is connected link to the existing traditional granite barn via a flat roofed, timber topped entrance space.
7. Carlyon Bay - A contemporary house on a sloped plot, the dark upper storey floats above a stone plinth, open to far reaching south coast views.

One week on from the Architects Journal Small Projects in Liverpool.

We are absolutely delighted and so grateful to announce that The Big Shed for Community Roots was awarded the AJ Small Projects People’s Choice Award 2026!

Knowing that this project, which revolves entirely around the people that use it, was chosen by the public, means so much to us.

A project grown from community values, built with low-impact materials, for a wonderful collective of people who are affecting and inspiring grass(/vegetable) roots change.

Jess led the project and delivered the presentation to the judges, summarising:
“At a time of genuine uncertainty around global food supply and waning local connection, The Big Shed mobilises a symbiotic strengthening of food and community resilience. It was built to a tight budget, but remains deeply rooted in its ethos. The building tackles contemporary challenges through growth and collaborative vision.”

Thank you to Architects’ Journal for organising a fantastic event. Twenty wonderful shortlisted projects were presented crit style across the afternoon. The breadth and quality was genuinely inspiring, each project responding thoughtfully to its immediate context, as well as addressing more universal issues, with an overarching focus on community across the shortlist. It was a joy to spend time with so many like-minded practices who care deeply about what small-scale architecture can do.

Huge congratulations to the overall winners Bricolage for their affordable self build blueprint Castlands Road, and to highly commended vibrant public realm revitalisation Shine a Light on Wilcox Road by Nooma Studio and beautifully crafted community space Culmore Fort by Mark Hackett. As well as all 20 shortlisted teams. What a cohort to be part of.

The venue, the new Liverpool School of Architecture extension by O’Donnell Tuomey, was a great backdrop for it all and well worth the trip.

A massive thank you to everyone who voted.

And finally thank you to Studio Mutt and Other Peoples Dreams who had exceptional shortlisted projects but were equally exceptional hosts in Liverpool.

Coastal

Perhaps the landscape Cornwall is most renowned for, coastal sites offer the opportunity to frame expansive views out to sea and create sheltered nooks on exposed sites.

They also bring unique challenges, from navigating sensitive planning requirements to selecting a sustainable material palette that can withstand the salty Atlantic winds.

We prioritise high performance, responsibly sourced materials like zinc and reclaimed stone: elements that are durable but whose patinas are refined by the weathering from the maritime climate. By working instinctively with the topography, we create sunken terraces and courtyards that provide a sense of shelter on exposed cliff tops.

These dwellings observe the shoreline, sitting above the horizon line, nestled into the coastal topography.

While woodland living offers the quiet, seclusion of the surrounding tree canopies, creekside living sits at the transition emerging from the trees and meeting the shifting rhythm of the tide.

Designing on these sites requires an architectural language that’s sits between the sea and the land. Material palettes of timber and stone. Building which sit into the gentle, gradients of the river banks and often access points to the water at the intertidal zone.

Wooded sites, although often challenging working around tree roots by hand or getting services to site, are a joy to design within.
Visiting a finished building with the dappled sunlight falling on cladding, and views framed through tree portals.
