Milton Avenue Housing forms part of Southstudio’s master plan for The Stonebridge Redevelopment. It is located along Milton Avenue immediately south of the newly redeveloped Stonebridge Primary School site.

The scheme comprises high quality 100% affordable rented family townhouses, designed as a modern interpretation of the existing terrace opposite. The project gained full planning permission in 2019, and is now under construction with a completion date in summer 2022.

Construction has started on Southstudio’s design for 73 new affordable homes for the LB of Brent. Higgins Partnership are the Main Contractors for this £23 million contract, which will deliver 51 apartments on Hillside, 22 three storey houses on Milton Avenue together with a large landscaped public open space. The project is programmed for completion in August 2022.

Wide, slimline glass doors provide uninterrupted views to the exterior, and bring an abundance of natural light to the interior. The interiors were the result of a successful collaboration with Interior Designer Frauke McNamara (). The colour selection is chosen to soften the natural light, creating subtle depth and warmth, which is complemented by the new parquet floor throughout the space.

An art historian and a homeopath commissioned Southstudio to reorganise their detached Victorian villa into an integrated home with individual work areas. The challenge was to transform what had been a former guesthouse, comprising many small rooms and contorted circulation, into a coherent and generous whole.

The upper ground floor rooms are re-planned to improve the flow from arrival to reception areas. A new Bulthaup kitchen and dining space links directly to the rear facing living room, with an external terrace and staircase to a newly laid out walled garden. The upper floors are given over to bedrooms with ensuite, a family TV room, work and utility areas.

A refurbished side entrance provides separate access to the re-configured homeopathic suite, which opens out a former warren of smaller rooms. At the lower ground floor level, a private study, library and archive are housed in the new extension linking to the garden via large sliding doors.

The controlled architectural detailing and decoration throughout, create the ambiance of bright enhanced space and contemporary lines, in keeping with the clients’ aspirations.

Hillside forms the main residential part of The Stonebridge Redevelopment. The site fronts a busy road to the North and the Grade II Listed Stonebridge Primary School to the South. The program includes 100% affordable housing, space for community / commercial use at street level, and an enlarged public open space to the west. All of the significant mature trees on the site have been retained, and carefully integrated into the proposals.

Planning guidance supported residential blocks up to 6 storeys high on the site, but with key views being provided along Hillside toward the school building. There was also a need for on-site parking, improved traffic access for residents and the adjacent school, servicing and emergency vehicles.

The proposal provides 51 affordable rented homes in a mix of one to three bedroom apartments, each with dual aspect and a private balcony. The building is designed as two separate residential blocks, one six storeys high and the other four storeys high set apart on a common single storey podium. This concept provides the required views of the Listed School building, reduces the building bulk along Hillside and maximizes the opportunity for dual aspect residences. Accessible shared communal space for residents is also provided on the podium.

Active frontage is created by ground floor apartments flanking the communal entrances to the residential blocks. The street scene is further animated by the long street frontage of commercial space for community use along Hillside.

New Accommodation for Independent Living (NAIL), is central to Brent Adult Social Care’s programme to provide high quality homes for a range of older, more vulnerable people. Through careful design, NAIL promotes the residents well-being and ability to live independently.

The NAIL forms part of The Stonebridge Redevelopment, and is located on a narrow strip of land on the Twybridge Way site. A quiet loop road along the northern boundary provides on-street parking for visitors and carers, together with a minibus / ambulance parking bay adjacent to the main entrance. The site widens towards the east with a number of existing mature trees along the site boundary.

Planning guidance suggested a 5-storey high building, aligning with an adjacent 5-storey block of flats. Southstudio evolved the detailed brief through a series of sketch studies to establish site capacity, combined with active research, interviews and visits to other ‘best practice’ examples.

The approved proposal provides 36 one-bedroom, fully fitted apartments, all designed as wheelchair accessible. 6 of these are designed as wheelchair adaptable dwellings, to meet Building Regulations, Part M4 (3) with additional bedspace for a live-in carer.
