When contractors are working to tight programmes, delays and unclear communication can quickly create pressure across the rest of the project.

That is why we put a lot of focus on being easy to work with from the start of the process through to installation on site.

For this project, that meant reviewing the specification properly during tender stage, raising queries early and making sure agreed dates were met so the wider programme could continue moving as planned.

Upgrading industrial roller shutters is rarely just about replacing an old door.

On busy sites, these systems are part of the day-to-day operation. Openings can run into the hundreds across a single week, so factors like opening speed, reliability and duty cycle start to matter very quickly.

A shutter that is too slow affects flow through the building. A system that is not suited to the level of use will usually show problems much earlier than expected. Then there is maintenance, which is often overlooked until downtime becomes a problem.

That is why specification matters.

“If my door is fire-rated, does that mean it is smoke-rated too?”

It is one of those questions that tends to come up at the point where drawings are already signed off and procurement is moving quickly.

The assumption is understandable. If a door can resist fire, it should also deal with smoke. In practice, they are tested differently, and that distinction becomes important in buildings where escape routes and compartmentation are critical.

In residential blocks, healthcare environments, and student accommodation, smoke spread is often the bigger risk to occupants. A door that meets fire resistance alone may not control smoke leakage in the way the building strategy requires.
