2๏ธโƒฃ. Done some research, not sure what the next step is
3๏ธโƒฃ Already have quotes, wondering why they are all different

Whichever one you are, comment your number below. We read every single one.

And if you are at stage 1 or 2, this is exactly where a conversation with us makes the most difference.

A homeowner gets a verbal quote from a builder. The number feels manageable. Then the drawings arrive, the full scope becomes clear, and the real cost is something else entirely. Sometimes by tens of thousands. Months of planning, gone.

The process was started in the wrong order. And it happens more than it should.

Did you know you should speak to an architect before a builder when planning a loft conversion? ๐Ÿ‘‡

Solution: If you are at the thinking stage right now, the smartest move you can make is a 20-minute call with our team before you contact anyone else.

Most people planning a loft conversion start by calling a builder and asking for a quote. We see it all the time, and it is one of the most expensive mistakes you can make.

Before a builder can give you an accurate figure, they need drawings. Before drawings exist, the real design decisions need to be made. Get those wrong at the start, and the space will reflect that for as long as the house stands.

In our latest article, we walk through everything a Cheshire homeowner needs to think through before contacting anyone:

๐Ÿ‘‰ How head height works, and why where it sits matters more than the number itself

๐Ÿ‘‰ Why your staircase position affects every floor in the house, not just the loft ๐Ÿ‘‰ Natural light, roof orientation, and the overheating problem nobody warns you about

๐Ÿ‘‰ Built-in storage designed in from day one vs added as an afterthought (the cost difference is significant)

๐Ÿ‘‰ Fire safety regulations most homeowners have never heard of

๐Ÿ‘‰ What permitted development actually allows, and what changed in April 2024

If you are thinking about a loft conversion this year, this is the article to read before you make any decisions.

When you think about a loft conversion, what's the first thing you focus on?

More space?
More value?
Or just "making it work"?

Because most people jump straight into design or costs... and completely overlook the decisions that actually define whether the space works long term.

Things like:
where the stairs go
how the space connects to the rest of the house
whether it even feels natural to live in

And by the time those issues show up, it's already expensive to fix.

Curious to hear your take:
๐Ÿ‘‰ What would matter most to you in a loft conversion?

Thinking about a loft conversion?

Most projects don't fail in construction. They fail in the decisions made before anything is drawn.

Staircase placement. Head height calculations. Planning assumptions that seem minor but reshape everything.

Get these wrong early, and you're not just losing money. You're locking into compromises that compound with every trade that walks through the door.

A loft conversion should feel inevitable. Like it was always meant to be there.

Not squeezed in. Not "making do."

The worst projects? They all started at the "this should be straightforward" stage.

That's when assumptions replace strategy.

No, you don't always need an architect for a loft conversion.

But here's the problem:

Most homeowners don't know when they do. And that's where projects start to go wrong.

Because by the time you realise you needed one... you've already made decisions that are expensive to undo.

Planning assumptions. Layout compromises. Structural limitations discovered too late.

So the real question isn't "Should I hire an architect?"

It's: ๐Ÿ‘‰ At what point does your project actually require one?

Most HMO investors think itโ€™s simple:
More rooms = more rent = more profit

Sounds logical. But itโ€™s exactly where things go wrong.

Weโ€™ve seen too many properties where:

โŒ Rooms sit empty
โŒ Tenants donโ€™t stay
โŒ The layout just doesnโ€™t work

And the reason is almost always the sameโ€ฆ
They were designed for numbers and not for people.

In this video, we break down:

๐Ÿ‘‰ Why layout beats room count
๐Ÿ‘‰ How poor design kills occupancy
๐Ÿ‘‰ What actually attracts the right tenants
๐Ÿ‘‰ And where investors lose money without realising it

If youโ€™re investing in HMOs, or thinking about it, this is worth watching before you start your next project.

Most HMO projects are designed around one question.

How many rooms can we fit?

But room count on paper does not always translate into better performance.

Layouts that prioritise numbers over usability often lead to higher tenant turnover, more management effort, and greater long-term maintenance costs.

Sometimes one fewer room creates a stronger asset.
