Light Industrial to 7 Dwellings
We were recently contacted to assist one of our clients with the conversion of a series of light industrial units into dwellings. After two refusals, our client was on the lookout for a fresh set of eyes to take the scheme forward. were appointed. What did we do differently:
▪️Got to know the client on a personal level. Sat down over a few coffees. Got to understand the main drivers behind the project and any time sensitive issues.
▫️Planning Strategy - Working through a rigorous planning strategy, reading all previous officer reports, highlight items we can easily overcome & where the previous schemes missed the mark
▪️Quality/Time efficiency - it takes time to deliver well thought out design but we still strive to have planning submitted within 4 weeks of our appointment. This is exactly what we did for this scheme.
▫️Redesign - reducing unit numbers, improving accessibility, facade redesign, revised refuse strategy.
After working through the above stages we are pleased to have shed some light on what had been a negative and frustrating 2 years for our client.
Planning has now been submitted m for external alternations only to facilitate the conversion of 3 large light industrial units into 7 dwellings. As part of our planning strategy we are attending to the scheme in a two pronged approach.
✅Step 1: External Alterations, Parking, Highways, Amenity & Refuse.
✅Step 2: Change of use from Class E to C3 (Class MA)
