We’ve recently carried out a measured survey in Sale. 📏📐

This project involves a full width, single storey rear extension along with some internal alterations.

The outrigger painted grey on the left is part of the original house. This means that adding an extension to the side of it would NOT fall under permitted development. OK, a small addition could be made here but it would be limited to being half the width of the original house. This wouldn’t meet our clients’ needs. ⛔️

So what if we were to knock the outrigger down and build something new in its place? This would STILL require a planning application. 📋

If the outrigger was a previously built extension, this could be knocked down and permitted development rights used. ✅

Planning approval recently received from Birmingham City Council for a side / rear extension in Sutton Coldfield.

This project will add a much needed accessible WC / shower to an elderly relative. We required a householder planning application as the extension was partially to the principal elevation (in this case this is the front, but not always).

Building regulations drawings are now complete and ready to be submitted to building control along with structural calculations.

A measured survey in Great Sankey this morning ready for the design of a single storey side extension.

There is currently a large conservatory which is underused due to its thermal inefficiency. 🥶

The scheme will include the construction of a dining / living space with additional utility space.

Planning drawings will be completed within 7 days of visiting site. Once my client is satisfied with the design, the drawings will be upgraded to include the relevant details for building control plan approval. ✅

Planning Approval notice received today from Peak District National Park Authority.

✅✅✅

We were approached by our client who required planning approval for the creation of a new window opening in Little Hayfield.

Window applications require quite some detail which normally includes the overall size of the proposed window, plan and cross sections, and a technical specification.

The creation of a new window opening would typically be permitted development, however in this instance this was not the case as the house sits in the national park.

A permitted development rear extension in Appleton, Warrington.

📏📐📏

We haven't pushed this to the max in terms of permitted development limits, as the kitchen has almost doubled in size by extending by just 3m.

A growing family required more informal living space. The existing lounge is away from the 'heart of the home' and so the family often feel disconnected at meals times. 🍽

The result will be a large combined kitchen / dining / living space that the whole family can enjoy (they can still escape to the lounge if necessary).

The building regulations pack is almost complete for this project, we just await a final check on the structural calculations. ✅

Measured survey in readiness for outbuilding planning drawings and application for a domestic client in Wigan. 📐📏📝

Outbuildings are typically allowable under permitted development, however lots of factors need to be considered including the size, positioning and use.

Use of outbuildings in a domestic setting needs to be incidental to the enjoyment of your house, and cannot be used as self-contained living accommodation.
