An unlisted building isn't necessarily a building without heritage significance.
Historic England updated its guidance on Building Preservation Notices this month — a useful reminder of the mechanisms available when an unlisted building that may be of special architectural or historic interest faces demolition or development.
A BPN can provide temporary protection for up to six months while the case for statutory listing is considered.
For owners, developers and design teams, there's a broader lesson here:
Understand significance early.
Establishing what matters about an existing building before design decisions become fixed gives conservation and development a much better chance of working together.
