The freedom to shape your layout, materials and light is what makes them so exciting.
But the question everyone starts with is the same: what will it actually cost?
The truth is that there’s no single answer, but there are reliable ranges you can plan around.
In Norfolk and Suffolk in 2025, we typically see:
1️⃣ Structure: £2,000–£3,500 per m² depending on materials, specification and access. Simple, well-detailed homes sit near the lower end. Complex forms or premium finishes move higher.
2️⃣ Utilities and groundwork: Water, power, drainage and access vary hugely by site. Remote rural plots can add tens of thousands before building even begins.
3️⃣ Interiors and landscaping: Kitchens, flooring, lighting and outdoor spaces define the finished quality. They often cost more than people expect.
4️⃣ Professional input: Architectural design, engineering, surveying, ecology and project management all add value, not just cost. Getting the right advice early saves money later.
5️⃣ Contingency: Always set aside at least 10–15%, or up to 20% for bespoke or complex builds. Prices change, and surprises happen.
Across East Anglia, the full cost for a high-quality self-build typically sits between £2,800 and £4,200 per m², including structure, finishes and fees.
