Sepa House | Permata Buana, Jakarta

Designed on an 8 × 18 meter urban plot along Pulau Sepa Street, Sepa House explores a composed approach to modern residential living within a compact site. The project translates spatial efficiency into a calm, well structured private home through vertical organization and precise architectural detailing.

Home to a single mother and her two adult daughters, the program required generous spatial capacity without compromising comfort or clarity. The solution was a three storey configuration, clearly separating service, communal, and private zones while maintaining seamless daily circulation.

The ground floor accommodates a carport for two cars, a private garage, service areas, storage, kitchen, and an additional bedroom planned for long term accessibility. The main living spaces are elevated to the second floor accessed directly from the carport stair where the living room connects fluidly with the dining and pantry areas.

Voids and pocket gardens are intentionally placed along both sides of the dining and pantry, allowing natural light, cross ventilation, and visual openness to pe*****te all floors from ground to the uppermost level. The third floor houses the master bedroom with an ensuite bathroom, along with two additional bedrooms sharing a common bath.

Architecturally, Sepa House adopts a clean and restrained modern language, enriched by layered materials and refined detailing. Vertical screens articulate the facade while filtering heat and glare, creating rhythmic shadow patterns that evolve throughout the day.

Sepa House reflects our belief that a well designed home is not defined by scale, but by intention crafted to support everyday life today, and to adapt gracefully over time.

Forest Ancol House | Jakarta (2024)

Located within Cluster The Forest, Ancol, this private residence stands on an 11 × 16.5 meter plot, surrounded by neighboring houses of significantly larger scale. Rather than competing through height or mass, the design adopts a classical architectural language allowing proportion, symmetry, and elevation to establish a sense of grandeur beyond its actual size.

The house is composed as a 2.5 storey residence, carefully layered to balance daily functionality and visual presence. The ground floor is elevated 1.5 meters above street level, enhancing privacy while giving the building a dignified, commanding stance from the public realm.

The first floor accommodates car parking for two vehicles, living and dining areas, kitchen, two bedrooms for parents and guests, and complete service spaces including staff quarters, laundry, and storage. The layout prioritizes ease of movement and comfort for everyday living.

On the second floor, a vertical void opens above the dining area, allowing daylight and spatial continuity to flow between levels. This floor houses the master bedroom with a private bathroom, a child’s bedroom, and a dedicated playroom designed to support both family intimacy and long term adaptability.

The attic level is intentionally built only on the front half of the house. This strategic decision strengthens the facade’s vertical proportion, allowing the residence to appear stately and monumental when viewed from the street, without overwhelming the scale of the site.

The classical facade with its layered moldings, balanced openings, and refined detailing ensures the house reads as elegant and timeless. Despite its relatively compact footprint, the residence holds its presence confidently among much larger neighboring homes.

Designed for a young couple and their daughter, this house reflects a vision of a refined family home where classical form meets contemporary living needs, and architectural restraint becomes a statement of confidence.

Vivacia House | BSD, Tangerang (2023)

The interior is organized around an open plan ground floor, where the living, dining, and pantry areas merge into a single continuous space. This arrangement supports daily family life while maintaining a clear spatial hierarchy and visual openness.

A concealed guest bathroom, hidden behind mirrored panels, preserves the purity of the open plan while subtly enhancing the perception of space. Service areas, storage, and staff quarters are carefully positioned to remain functional yet discreet.

The upper floor accommodates the family’s private realm. The master bedroom opens directly onto a generous front balcony overlooking the corner garden below, while two children’s bedrooms, a shared bathroom, and a family area complete the level.

Warm materials, soft lighting, and restrained detailing define the interior atmosphere creating spaces that feel calm, intentional, and deeply personal. Vivacia House is not designed to impress at first glance, but to reveal its quality through everyday living.

Designed on a 12 × 12 meter corner plot, Vivacia House explores how a compact site can be translated into a composed and highly personal private residence. Located within a residential cluster of typical two storey houses, the project responds through clarity of form, proportion, and carefully controlled detailing.

The architectural massing is articulated through clean horizontal lines and layered volumes, allowing the house to read as calm and confident from multiple angles. A generous front terrace follows the edge of the site, acting as an outdoor living extension while softening the transition between the home and its surroundings.

Material variation is applied with restraint, enriching the simple geometry without visual excess. Rather than seeking attention, the house establishes its presence through balance, depth, and precision resulting in an architecture that feels timeless and quietly distinctive.

Inside, the architecture opens into a courtyard oasis where 20 rooms encircle the pool in a quiet, breathing rhythm. At blue hour, the space reveals its deeper character; soft shadows, warm glows, and vegetation that becomes part of the atmosphere.

The family focused loft suite on the top floor adds a private retreat, while the second floor sunbathing deck offers a gentle transition between architecture and the tropical landscape below.

The interior language continues the modern Balinese expression; natural textures, warm tones, and subtle ornamentation that feels timeless rather than thematic. What begins as a simple form outside becomes an intimate resort like experience within.
