Slotting neatly into the urban context, whilst also extending to front rear and side over two levels and externally insulating is always a challenge.

Here hints of period appropriate brickwork is used to the front elevation to reflect the context of the neighbourhood, and greenery is retained and extended with new flower beds, cobbled paving and gravel.

To the rear we can go a bit more modern, with jaunty angular beds separating patios and lawns.

A key component of the collaboration with our clients and contractors is conversations around the finite details.

The attention to detail really becomes apparent when you focus in on a particular room and zoom in on the edges, lines, joins and surfaces that are normally taken for granted.

It is very satisfying working with professionals that can execute these areas to a gorgeous high standard such as this.

Immediately from the front door a vista straight through the house to the garden is visible, via an open hallway with hardwood stair and side parlour.

Immediately more room blending is evident, with rooms leading to and dividing from each other in non-conformist configuratons.

At the top of the stairs a window into a home office brings another playful view and peak of light down the halls of both floors.

Careful use of wood finishes, neutral walls and furnishings and soft tones throughout unify these areas with the rear living spaces.

The details and materials of the bespoke kitchen are also extended to cabinetry, seating and shelving in the lounge the utility, cloaks etc, as well as concealed pocket doors so there is unity across the various interconnected zones on the ground floor.

The fitout was beautifully executed with light and dark surfaces contrasting beautifully.

We are delighted to revisit this newly completed renovation and extension in Dundrum area.

This blended Kitchen Dining & Living area opens up beautifully across the back of the house and faces into the garden.

It was vital to the clients that these areas while flowing together should also have their own character to reflect their individual vibe.

The window nooks, long plush benches, and other bespoke furniture features all reflect and distinguish these areas from each other and set the appropriate mood.

Delighted this refurbished 1940s arts and crafts bungalow has just been handed back to its owners.

It has been upgraded with a new two-bed first floor, new kitchen extension into the rear garden, and brand new sea views from the new triangular front dormer!

Lovely to work on this town centre cottage just down the road from our studio here in Bray.

We were delighted to work with Marino Institute of Education on this new student social hub which has just opened.

Construction took place with a tight schedule over the summer in order to be ready the September return of students for the new academic year.

BPA were delighted to coordinate the full refurbishment of the existing historic building, including upgrade of existing roof lights (picture 2), refurb of structure, as well as full internal redecoration and furnishing.

While it may be one of the parts of your house you see the least, the front facade and garden is one element to which we devote a large amount of time and thought.

Apart from practical considerations such as privacy, security, parking, bin storage and services etc we simultaneously need the first impression your guests and visitors make of your home to land exactly how we want it to.

This residence is approached from across a neat gravelled drive to the front, towards a mass of cheerful flower beds where the visitor approaches a well lit front door under a sheltering over-hanging roof.

As elsewhere, the flower beds prevent windows being looking into at close quarters, and the noisy gravel acts as an inexpensive visitor alarm and deterrent to intruders.

The house is well presented towards the street with warm stone finish and rustic authentic slates, as well as aluminium gutter and down pipes and granite windows cills. These small but significant details along with the well planted garden bring the whole presentation together, and will weather beautifully, improving over the years as the plants grow and the family settles into their lives.

The transitions between the interiors and the garden courtyards and terraces were carefully arranged not only to provide views through solid glass for cosy garden viewing on winter days, but also large, sheltered French doors leading out to terraces with extensive covered seating areas.

Stepping back the external walls in some areas to allow the terrace extend right under the roof is a great way of providing covered seating area without having to build an additional sheltering structure or fiddle about with an awning.

At the same time, gravel paths are kept away from windows with flower beds, so privacy is maintained for the occupants inside, and opportunities for beautiful planting is created which can be seen from inside and out.

Small tweaks such as these can elevate your garden space from a barren, windswept and overlooked yard to a living and beautiful visual screen, a connection to the living world and an extension of your living spaces on which you need never close the curtains.
