📢 Project news: Dublin City Council has granted planning permission for the conversion of an existing building on Dame Street and Eustace Street into a 43 room hotel, with ground-floor retail and café space also included in the approved plans.

For this project, 3DDB produced verified view montages, helping stakeholders and the local authority assess how the proposal would sit within this well known city centre setting. The approved scheme will support the wider modernisation of this part of Dublin.

📢 Project news: Dublin City Council has granted planning permission for a new 298 apartment development on the former factory site at Finglas Business Centre, Jamestown Road. The approved scheme will combine new homes with a strong mix of uses, including community, cultural and commercial space, a crèche, and a range of public and communal amenity areas.

3DDB supported the planning process by producing a Daylight and Sunlight Assessment, architectural CGIs, presentation photomontages and verified view montages, helping the local authority understand the proposal clearly as it moved through assessment.

📢 Project spotlight: LDA's approved 285-home scheme at The Gasworks, Dock Road, Limerick will deliver a mix of one, two, and three-bedroom apartments, alongside a childcare facility, retail space, and landscaped open areas.

For this project, 3DDB produced architectural CGIs, presentation photomontages, verified view montages, and a daylight, sunlight and shadow studies, helping to communicate the scale and design of the development clearly throughout the planning process.

📢 Project news: Construction has officially started on the estimated €125 million mixed-use development at the former St Michael’s Estate in Inchicore, Dublin 8.

The scheme will deliver 578 homes in a mix of studios, one, two and three-bedroom apartments. With a strong focus on housing delivery, approximately 76% of the homes are designated for affordable rental, while the remaining 24% will be provided as social housing.

📢 Project news: DCC has approved a new estimated
€14.3m aparthotel at the former Circle K site on the corner of Donnybrook Road and Brookvale Road, Donnybrook.

The final permission includes a revised room count, ground-floor guest and service areas, active frontage uses, and public realm works intended to improve the setting around this prominent Donnybrook junction.

3DDB supported the project team from the early stages of the project, working through multiple iterations of the scheme as it evolved over time. Across those stages, we produced a Daylight and Sunlight Assessment, presentation photomontages, verified view montages and aerial visuals, helping to communicate the proposals clearly.

📢 Project news: Near Malahide Castle, Mabestown Wood is now on the market with works progressing on site. The scheme features a mix of two, three, four and five-bedroom houses, alongside open spaces and a dedicated play area.

3DDB supported the project team from planning through to sales. We initially produced verified view montages and architectural CGIs for the planning submission, before going on to develop the marketing collateral for the scheme, which included new aerial montages and a full off-plan tour to help showcase the development as it comes to market.

📢 Project news: Several of Dublin’s key BusConnects corridor schemes have now been approved, covering strategic routes from Lucan, Clongriffin and Tallaght/Clondalkin into the city centre. The works are designed to deliver a more reliable bus network, alongside upgrades that better support pedestrians and cyclists.

3DDB supported the planning process by producing a comprehensive suite of verified view montages for all three route applications. These visuals helped clearly communicate how the proposed corridor upgrades would integrate with existing streets, levels and surrounding environments, supporting evidence-based assessment throughout the approvals process.

📢 Project news: Plans have been lodged for a new industrial laundry processing and distribution facility in Navan, Co. Meath. The proposed scheme will feature a warehouse and processing building supported by office and staff facilities.

For this application, 3DDB delivered architectural CGIs and verified view montages, building on previous work with the same client on nearby projects. The verified view viewpoints were supplied by another consultant on the project team, reflecting the collaborative approach behind the wider planning package and helping the local authority better understand how the building will sit within its surrounding environment.

📢 Project News: An approved €26.5 million residential scheme will see the former G4S site on Herberton Road, Rialto redeveloped to deliver 120 apartments. The development will bring new homes to a site long earmarked for redevelopment.

📢 Project News: The underway scheme replaces an existing car park with a student housing development comprising 240 student beds. We collaborated closely with the development team, delivering architectural CGIs, verified view montages, and a BRE Daylight & Sunlight Assessment to support the planning process. More recently, we revisited the project for an amendment application, incorporating minor modifications to the approved scheme.
