We received positive news this week that planning permission has been granted for our Victorian gate lodge project in Cork.

A protected structure (currently in ruins) and set amongst mature trees within the curtilage of a larger period residence, the 19th century gate lodge will be sympathetically restored.

Contrasting contemporary, low-slung extensions will make up the remainder of the program, providing a bright and comfortable home for our clients, a retired couple.

The main kitchen, dining, living and sleeping spaces will open out onto a private, south-facing landscaped garden.
The north elevation treatment, in contrast, is restrained in order to give privacy from the shared driveway.

We’re aiming to be on site later in the year.

I S O M E T R I C S T U D I E S

A couple of development drawings in isometric format that we made recently to understand the relationship between the proposed staircase and the relatively restricted vaulted space that it occupies. Service routing options were also explored in parallel.

We find that simple drawings like these are really helpful in highlighting potential issues and demonstrating solutions to clients and project teams.

C O M P L E T E D P R O J E C T

Last week we were invited back to see a project that we secured planning permission for in 2024.

A 1930’s single-storey end-of-terrace house on a restricted site in Limerick City, we resolved the plan by building right up to the northern boundary and carving out a courtyard to pull in south and west light. The floor of the new rear extension was lowered by circa 500mm achieving 2.9m high ceilings.

Our design rationalised the layout in the existing footprint, providing three bedrooms, a family bathroom and a utility / plant room.

The clients deserve great credit for carrying the original design intent through to completion and we wish them many happy years in their new home.

The barn conversion and extension project in County Waterford is now underway.

Despite it being just an empty shell currently, the barn already has fantastic atmosphere.

2026 will see this traditional vernacular farm structure taking on a new life as the centrepiece of a new family home.

NEW BUILD

Works are now underway on our new-build project for a young, local family in County Limerick.

The building’s form and orientation responds directly to the characteristics of the place, providing good levels of natural light and ensuring privacy from the public roadway.
We look forward to seeing this new home take shape over the coming months.

RE-ENVISIONED NEW BUILD

Not our typical project here but we do enjoy a design challenge!

Construction had started on site here last year but the client decided to suspend works and reach out to us to undertake a design review after becoming concerned about the design.

Having visited the site and reviewed the drawings, it quite quickly became clear that the brief was not being met with the original third party design.

Whilst some demolition was unfortunately necessary, it was at an early stage of construction. We sought to retain as much as reasonably possible in order to protect the clients already significant financial investment whilst also aiming to rationalise the design and free up views to the picturesque landscape and natural light which was being obstructed by the original design proposal.
A number of modest extensions and a relocated garage also helped to unlock the retained / reconfigured areas and maximise views & light.

The client was delighted with the outcome of the design review so a pre-planning meeting was arranged, planning sought with the new amendments being subsequently granted permission by the Local Authority late last year. Works are now underway again for this re-envisioned new-build.

Credit must go to the client for having the bravery to act despite knowing the time and cost implications that revisiting the design would bring.

Thankfully they are now well on their way to having a wonderful new home that fully meets their brief.

PLANNING GRANTED

We are delighted to learn that the Waterford barn conversion project received planning permission this week.

We’re working to turn this vernacular farm structure into a new family home centred around a new private landscaped courtyard.

Dark corrugated extensions flank the original lime rendered barn building to make it the focal point of the home.
