Urban Renewal Spatial Guidelines:
For buildings up to 10 floors In saturated construction Beer Sheva
The catalog presents information accessible to create planning certainty in defining guidelines for the audience of planners, architects, engineers and licensing institutions. The spatial guidelines appear in chapters according to the components of the building and its surroundings. Systems that serve the building and its occupants, and how it connects to public systems.

In a city like Be'er Sheva, it is of great importance to strengthen urbanity, density, walking, and to strengthen public space, while creating defined and bustling streets.
These principles are guidelines in the planning thinking of this booklet.

These guidelines seek to tighten the connection between the private space and the public space in the city, defining the beneficial relationship between them while establishing uniform principles for planning in the city.
The guidelines are based on required planning principles, recognizing and adapting to the existing built reality in the city. The desire to create an optimal match between the future architecture and the existing local architecture and its adaptation to the social, environmental and climatic fabric that prevails in the city.

The guidelines set a uniform but varied design line for designing and planning the appearance of streets and city buildings. One of the overarching goals of the document is to make public space accessible for the use of city residents while encouraging walking in planning to create an inviting public urban space for the well-being of city residents.
These guidelines do not have the power to replace the role of the architect in the design of the building, but to produce planning and guiding tools.

This chapter combines the spatial guidelines for up to 10-story residential buildings in the city of Beer Sheva.

These spatial guidelines shall not derogate from and / or prejudice the applicable provisions of the law and the provisions specified in approved city building plans, permit information and building permits.

* Spatial guidelines form part of the guidelines and requirements of the information portfolio, and will be provided as part of the guidelines and requirements of the information portfolio.
* To the extent that there is a discrepancy between these guidelines and municipal policy documents, which define design and construction guidelines for permits, or previous spatial guidelines, these spatial guidelines increase.

The plan offers guidelines for laying out tables and chairs in public spaces, while defining the design conditions for the planned space. It aims at improving the building façade, the front elevation of the building, and the exposed infrastructure installations. The guidelines ensure free access along the sidewalk and its covered areas. A unified public domain becomes a visual hallmark of the city, encouraging the use of public spaces for the benefit of citizens and visitors alike.

Planning for the replacement of 64 existing residential units with 266 newly-constructed units. The plan responds to the national demand to build new housing units while densifying existing neighborhoods in order to meet the need to provide a home for every family. Unlike other plans, the economic demands were met using alternatives to high-rise construction.

The guiding principle of the plans is the implementation of the demolition-reconstruction process based on the existing parcels without consolidation and division, as is the case in most plans. The implementation of the plans must be carried out independently by the owners of the apartments themselves on a self-organized basis. Total number of residential units: 650.

In a period when the Mediterranean coastline has become a place of forced migration, urban conflicts, and historical and social polarities,
I felt an urgent need to research the Israeli section of the coastline. Over the last few years, several sites along the coast have been investigated, from the northern border with Lebanon to the southern border with Gaza, including Ashdod and the liminal coastline of Jisr a-Zarqa. Juxtaposing critical mapping with historical analysis identified spatial apparatuses that were imposed on these sites to mediate political and socioeconomic ideologies.

The view to the sea is the ultimate reference of the basic monastic cell. The architecture establishes the sequential frames from minimal exposure to the outside to total exposure in dialogue with nature, all based on the fundamental functions of the basic unit and event. The machinery included makes it physically possible to inhabit the cell. Vertical and horizontal projections introduce the mechanism of a telescope not only as optical device but as a source of basic living.
