Many of the clients approach me for a design estimate for their project. When they get the estimate from my side they do have a second thought about why they should pay and have all these details with them.
But there have been issues with many of them who look to build their dream property, being fooled and cheated by their builders and contractors when they quote less in the beginning and at the middle/finishing stage they charge them extra saying various reasons.
List of Drawings/Documents you should have in hand before starting your dream construction project.
1: Scheme plan with proposed furniture layout
2: Structural drawing for RCC structural elements
(From foundation till Roof concrete including staircase, sunshades,etc
3: Electrical Drawing
4: Plumbing drawing
5: Working Drawing with block work and schedule of opening size.
6: Entire Building Estimation both exterior and interior
7: Entire building material quantity both exterior and interior
8: Building Plan approval
If you have all these drawings and documents in your hand
1.You will have a clear idea about what is going on at your site
2.You will have a clear idea about expenses you make.
3.You will have a clear idea about any mistakes or changes the contractor does on site
4. You will have clear idea about materials used for the entire construction.
An experienced building contractor will take an
average profit of 20% the total value of the building.
It will take less than 60,000 (*depends on area) to get all the above drawings from an Architect or civil engineer. Also Client can contact any local team to execute the project as per the design given. Since you will have a clear idea about the quantity of the material as well there is very less chance that the material purchase is lavishly handled.
When Building construction is going on you can ask for a consultation or site visit from the Architect or Structural Engineer to make sure the construction is done as per the design provided.
Be aware of the Builders/Contractors who quote you less without even giving detailed information on what they are going to do at site and material quantity they are going to purchase for it.
