First things first and I canโ€™t stress this enough, TAKE YOUR TIME!! With everything. From picking out your floor plan, to finding the right builder for you. This all takes time. And itโ€™s something you donโ€™t want to rush. Are you a couple?, the more you can communicate and have discussions about this, the better.

Husband and Wife will agree on some things, and other things they will not. Husbands, itโ€™s about compromise, listening to that beautiful Lady doesn't make you a lesser Man, it has nothing to do with Simping nonsense. In reality, this pretty much sums up the beauty of marriage, am I right?

If youโ€™re probably wondering "what on earth are we even supposed to do first?" It can feel overwhelming stepping into the unknown, but trust me, you will learn so much in this process and it will be so worth it.

For starters, I know you will look at tons of floor plans online if not googling then it's on Facebook, Insta or even here X and that's why living in the era of internet is luxury.

In my opinion, you truly need to talk to several different builders and banks(if you need financing). Do not limit yourself here. Really take your time with this step of the process. Talking to different builders will expose you to different rates, tastes and workmanship. You definitely don't want to get it wrong here!.

Now, when I say "research" your builder, I mean it. THIS IS HUGE! It might involve talking to other people they have built for. Going to look at houses they have already built, checking out the work they've been doing before you even tell them you have an upcoming project, ask tons of questions here even if it means paying for consultation fee! Get a feel for who they are as people. Do they seem trustworthy? Honest? Punctual? This is a big deal, because essentially you are trusting them with a lot of money . This is the single most important thing.

If you're in the construction industry, you must be familiar with openings in a slab. We all know that sometimes openings in slabs cannot be avoided as most of them have & serve a purpose. In fact, in the early stages of design & planning. Mostly opening in slabs is provided due to MEP considerations while some are just for architectural purposes and so on.

In most cases, these openings interrupt slabs reinforcement bars. It means therefore that the area of rebars interrupted by openings in slabs should be replaced by an equivalent amount of bars of which should be placed along each edge of the opening, these bars are referred to as Trimmer bars.

Trimmer bars are added on the corners of these openings as shown below, they're are placed at 45ยฐ(degrees) to help mitigate cracking near a re-entrant corner. It prevents any cracks opening far enough that they would become a problem and it stops them propagating further into the slab.

Building is an exact science, but you must get out of the way and allow the imperfections to remain like birth marks.

There is no mother who goes bleaching the birth marks of their child.

There will always be one thing you wished came out differently. That improvement can only be made in the next project ๐Ÿ–ผ๏ธ โค๏ธ
