A NEW PRIZE FOR JM BONFILS

Plot # 310 Saifi is a residential project situated in the northeastern zone of Beirut, in close proximity to the Gemmayze and the Central District area in Sursock neighborhood, known for its residential streets and buildings of historical character. With its southwest corner giving onto two intersecting narrow streets, the plot is bordered by existing buildings while offering stunning views at some points on the horizon and the costal sea at its northern orientation.

The plot area is 502sqm while the project develops 26 residential units to be shared between the 7 owners of the plot and the group of private developers each one with a particular request. This intricate program between land’s owner and developers led to an extremely complex program depending on the demand of each user, including duplex units, simplex units, varying the number of units of each floor in addition to a difficult and harsh urban regulation of this area in Beirut in addition to strict zoning rules in such a dense context.
The building facade was therefore conceived with a strong desire that would reflect and emphasize the complexity of the imposed program and the desire to maximize natural light in such tightly constrained conditions. The two street-facing facades required a protective device due to the narrow streets to protect the intimacy of the building inhabitants and directing views from inside to the outside using a vegetal façade that creates a cascade of green waterfall behind a second façade shaped like a wooden grid. The result is an organic and permeable facade, rendered with an irregular pattern of horizontal balconies able to offer a very soft appearance in contrast to the programming and creating new scale of views on the street. The relatively high envelope (50 meters) will make the building visible from many blocks around.

This private residence is designed to group together two separate residences welcoming a family with 4 children and a guest house, which are located on a site of two adjacent plots of 3000 square meters of surface area each in Baabdat, Mount Lebanon.

With a total built-up area of 1,200 square meters, the proposed scheme is based on the desire to preserve and take advantage of the large number of pine trees scattered throughout the site and to merge the villa within the landscape. The trees - along with an 8-meter drop at the southern limit and the concern to keep all the existing trees - formed the constraints which led to the resulting scheme and organization of the project.

The suggested scheme thus occupies two articulated entities, somewhat separating various independent programmatic functions to offer as many views as possible, and to focus construction on one piece of land keeping the second totally free, while at the same time, encouraging communication between family members which was the client’s request.
The project facades are completely cladded in retractable wooden louvers on the upper floor and emphasize the link and the transparency between the garden and the inside in the lowest level with glass bays. The research effect is that of being in constant communion with the landscape in direct relation with the surrounding forest, blurring the line between interior and exterior.
