I FELT VERY PROUD WHEN MR NAJIB JOUMBLAT APPOINTED ME AS THE PROJECT MANAGER TO DESIGN AND EXECUTE HIS MOTHER'S NEW OFFICE IN CLEMENCEAU, BEIRUT.
AN OLD RESIDENTIAL APARTMENT IS GOING TO BE REHABILITATED.
THE OWNER, MRS NOURA, EMPHASISED THE FACT THAT MAIN SPACE SHOULD BE EXEMPTED FROM FALSE CEILING; MAXIMUM CLEARANCE WOULD BE APRECIATED DESPITE THE FACT HAVING MANY NETWORK CABLES PASSING THROUGH THIS ZONE.
ALSO, I FACED ANOTHER CONSTRAINT, TIME SCHEDULE WAS TIGHT, ONLY TWO WEEKS AFTER DESIGN APPROVAL TO DELIVER THE PROJECT READY TO BE FURNISHED.
FINALLY, EVERYTHING HAPPENED AS EXPECTED!

THIS PROJECT IS VERY UNIQUE… A THREE-IN-ONE ARCHITECTURE LOCATED IN HOSRAYEL, BYBLOS.

BEFORE TALKING ABOUT ABOUT IT, I WANT TO THANK MY BUSINESS PARTNER ENGINEER ANTONIO RIZKALLAH WHO INTRODUCED ME TO THE OWNERS; MR SEVAG AND MR HAGOP PANOSSIAN, MANUFACTURERS OF SHAWARMA SPINNING GRILLERS MACHINES.

LIKE SAID, THE IDEA WAS TO CREATE A THREE-IN-ONE SINGLE BUILDING, BLENDING RESIDENTIAL NEEDS AND INDUSTRIAL USES. FUNCTIONALLY, IT’S COMPOSED OF THREE STOREYS; FOR RENT BASEMENT WAREHOUSE, THE FACTORY ON THE GROUND AND A PRIVATE STUDIO IN FIRST FLOOR.

CHALLENGE WAS TO IDENTIFY THIS PROJECT AS MAINLY INDUSTRIAL ONE: STEEL LOUVERS, LINEAR WINDOWS, ELEMENTS REPETITION, WIDE SPAN DOORS, LOW COST MATERIALS… AT THE SAME TIME, RESIDENTIAL SPIRIT WAS NEEDED ESPECIALLY ON SOUTH FACADE.

THE BUILDING HAS BEEN SUCCESSFULLY DELIVERED IN DECEMBER 2017!
HARD ARCHITECTURAL WORKS HAS BEEN DONE TO ACHIEVE THIS FULLY RENOVATED PROJECT WICH WAS CONSULTED AND SUPERVISED BY SOCOTEC UPON THE REQUEST OF THE CLIENT.

Without any previous knowledge, I was contacted by Dr. Jean Rizk, CEO of Rizk Fonciere. He was seeking an architect with the ability to rehabilitate an existing medical dispensary building, located in Achkout, into a residential one.
The task required the design of new elevations characterizing private use and new plans featuring homelike functions.
As required for medical identity, the existing construction was entirely built without any balcony (first pic). Major challenge to be taken was to add cantilevered balconies all around building as required for residential identity (second pic).
Minor challenge to be taken was to demolish all internal partitions and to erect new walls conforming with new layout and serving modern domestic needs.
Construction is in progress… Turnkey project to be delivered to owner by end of September this year.
Will keep you posted.

This project is very specific because it’s the first in my professional life to be signed and designed by me toward a client, Mrs. Hayat El Nahri.
Unfortunately, I haven’t been assigned the task to build this project, but hopefully I am in charge of the consultancy and supervision of the works.
As shown on the real picture, construction of the project began last year, concrete works are on progress, all under the ex*****on of Engineer Elie Hokayem.
Located in Metn middle height mountains, on the main road of a small village called Chwaya, the building consists of 4 levels: retail stores on the ground floor, residential apartments in the upper 3 floors (one apartment each level).
Many materials used to dress up the building elevations: stone with different colors and finishing as a primary cladding; smooth concrete, brick and composite aluminum panels scattered around in less quantities.

Winter 2002, I was working as a trainee at Bassam Fares Architect offices in Belgium ...
Freshly graduated and fully motivated, I was given the task to analyze the main elevation of an old commercial building located in Avenue Louise famous boulevard (left picture) and to elaborate a new design with new materials; in short, to renovate the façade (upper right picture).
Four years later, while walking around in the city, I was glad to notice that the building was renovated approximately as designed by me(lower right picture).

My second real estate project was delivered in 2012, located in Ballouneh, CIL luxurious area.
Engineer Antonio Rizkallah, my partner in this project, designed and executed the structure; concerning the designed architecture, I was taking it in charge...
Functional and technical errors were avoided during construction phase due to bigger experience picked up from my previous project.
As you can notice in the pictures, red brick and grey aluminum composite panels were introduced in addition to fully cladded stone on elevations.

One of my favorite projects is a small villa located in the mountain area of Feytroun.
My mission was clear; to transform permit drawings into ex*****on drawings and to assist the client, Mr. Michel Diab, in selecting the required materials and equipment. Of course, as architect, I was attending the site weekly, during construction progress, to check quality of works and to control schedule and costs.

Once, I was asked by a friend of mine, Eng. Elie Hokayem from municipality of Jounieh, to do an architectural surgery for an uncompleted old building located in Ain Alaa.
The main goal was to take action on all elevations, to transform this standard structure, as seen in present pictures, into a well designed renovated one, as seen in projected pictures.
Aesthetical, but also technical issues were taken into consideration during facades studies, such as waterproofing details, thermal comfort, energy saving materials...
Note that 3d simulations were drawn by Architect Roland Rahi following my requirements.

SUCCESSFULLY EXECUTED AND COMPLETELY SOLD WITHIN TWO YEARS!! CHECK THE FACADES, A PRETTY MIX OF STONE, CONCRETE AND PAINT!!
