Lately, I’ve noticed a surge in fake advertisements for rooms and houses for rent across various platforms, with the sole intent of scamming people. Please don’t fall into their trap.
I understand that low and affordable prices are tempting, and we all want to seize such opportunities. However, before proceeding, make sure to investigate thoroughly—research the area, and compare the listings with others posted by different agents or individuals.
For instance, I came across a listing today on Facebook advertising a room for rent in the Titiwangsa area for RM 500. I knew it was a scam because I’ve been a real estate negotiator for the past eight years. I decided to contact the number as if I were interested, and I’ve attached a screenshot of our conversation below.
Scammers often use tactics like setting messages to disappear after 24 hours, ensuring all your conversations with them are automatically deleted. Be cautious if you notice this when texting the number listed.
They may also claim that utilities are included in the rent, making the deal even more appealing. The photos they provide usually depict a fully furnished space that looks like a show unit—another ploy to lure you in.
When you request a tour of the room or house, they'll ask for a deposit payment. Here's the key: you should never pay a deposit just to view a property. There’s no such rule. Always insist on viewing the property first and thoroughly investigate the listing before making any payments.
To verify if an agent is legitimate, ask for their REN number or business card. The REN number should be on the card—use it to search on the LPPEH website https://search.lppeh.gov.my/ . If they aren’t registered, their details won’t appear.
Scammers may even send agreements that look official. Remember, tenancy agreements can easily be downloaded from Google nowadays.
Once you transfer the payment, there's often little that can be done to recover it.
These scams not only harm individuals but also affect legitimate agents and negotiators like us. While we can't stop these scammers, we can stay vigilant and investigate thoroughly before taking any next steps and making payments.
