*1.0 BASIC SERVICES

1.1 Schematic Design Stage

i) taking the client’s instructions and analysing the project brief;

ii) preparing preliminary conceptual sketch proposals to interpret the project brief;

iii) developing the preliminary conceptual sketch proposals into sketch designs to a stage sufficient to enable an application to be made for planning approval or approval in principle to comply with the relevant bylaws;

iv) where applicable, preparing and submitting the drawings and other necessary documents to relevant approving authorities for either planning approval or approval in principle.

1.2 Design Development Stage

i) upon the approval of the proposals by either the relevant authority or the client, developing the schematic design drawings to a stage to enable other consultants to commence their detailed design work.

ii) preparing working drawings and submitting the same together with all necessary particulars to the relevant approving authorities to obtain statutory building approval;

iii) updating the preliminary estimates of construction costs and submitting the same to the client for his approval;

iv) updating the project planning and implementation schedule and submitting the same to the Client for approval.

1.3 Contract Documentation Stage

i) upon the approval by the client of the updated estimates of construction cost and the planning and implementation schedule, preparing and finalising the detailed drawings and other particulars necessary to the stage of completion adequate for Bills of Quantities to be prepared by an independent Quantity Surveyor;

ii) preparing all documents necessary to the stage of completion adequate for Bills of Quantities to be prepared by an independent Quantity Surveyor;

iii) inviting, on behalf of the client, tenders for the work in collaboration with the independent Quantity Surveyor engaged by the client to do so;

iv) awarding the contract on behalf of the client;

v) preparing the contract documents in collaboration with other independent consultants appointed by the client for signature by the client and the contractor.

1.4 Contract Implementation and Management Stage

i) performing all the functions and duties of the Architect under the terms and conditions of the building contract;

ii) providing information and issuing instructions to the contractor as required under the terms and conditions of the building contract to enable the contractor to proceed with the works;

iii) examining the works programme submitted by the contractor and to be satisfied that the works can reasonably be completed within the contract period;

iv) inspecting the works at periodic intervals on fortnightly basis so as to ensure that the works are being executed in accordance with the building contract and to enable the Architect to certify the completion of the various stages of the works required in support of an application for a certificate of fitness for occupation from the relevant approving authority;

v) where necessary, applying for a certificate of fitness for occupation or its equivalent from the appropriate authority;

vi) accepting on behalf of the client, the works at various stage of completion;

vii) certifying “Practical Completion” of works and taking possession of site on behalf of the client;

viii) inspection of defective works upon Practical Completion of work and to monitor progress of remedial works by contractor;

ix) providing a set of drawings showing the building as constructed and obtaining for the client the drawings of the building’s services as installed together with all warranties and maintenance manuals as provided for in the contracts.

Why we should have a green technology

Need to cool down your home’s interior without the expenses of electricity bills? Do you live on a noisy block and can’t take it anymore? Do your gutters flood every time it rains?

Green rooftops can help you with all of that and more. Here is how:

1. Houses in rainy countries sometimes face the problem of overflowing gutters after heavy rainfall. Green roofs can absorb up to 80% of the rain and voila! No more flooding.

2. If you live in a sunny country, you will probably have a brittle roof, with cracks, that constantly needs maintenance. Green rooftops can significantly counteract that and help protect your roof.

3. When you live in a country known for its hot weather. The sizzling temperature of your house interior can be reduced by 6-8 degrees Fahrenheit if you have a rooftop green space.

4. Owing to the fact that plants retain water, greenery acts as a shield that protects your rooftop against fire hazards.

5. While living downtown might sound like fun, that is not always the case with all the noise and the heat. The green roof space can act as a sound barrier that decreases the noise by 8 decibels when compared to ordinary roofs.

6. City buildings and big cement blocks often trap heat from the sun which is known as Urban Island Effect. Having plants on top is good for the environment as they counteract that effect and decrease air pollution.

7. Solar System fans can’t go wrong with green rooftops. Greenery absorbs the heat from the sun which increases the efficacy of the solar panels on top, supplying the fans with energy.

People may think that the maintenance of these roofs is costly. They cannot be more wrong. You can just have some chickens on the roof, and they will get the job done for you!
