In Nigeria, land verification isn't just a legal step; it's a "𝙨𝙪𝙧𝙫𝙞𝙫𝙖𝙡" step.

The biggest mistake you can make is 𝒔𝒕𝒂𝒓𝒕𝒊𝒏𝒈 𝒂 𝒅𝒆𝒔𝒊𝒈𝒏 𝒃𝒆𝒇𝒐𝒓𝒆 𝒄𝒐𝒏𝒇𝒊𝒓𝒎𝒊𝒏𝒈 𝒘𝒉𝒂𝒕 𝒚𝒐𝒖 𝒂𝒄𝒕𝒖𝒂𝒍𝒍𝒚 𝒐𝒘𝒏

In my 15+ years of practice, I’ve seen people design "Castles" only to find out 2 meters of their land belongs to the Federal Government or a neighbor’s fence.

𝟭. 𝗚𝗲𝘁 𝘁𝗵𝗲 𝗖𝗼𝗼𝗿𝗱𝗶𝗻𝗮𝘁𝗲

Never rely on "𝑻𝒉𝒊𝒔 𝒊𝒔 𝒘𝒉𝒆𝒓𝒆 𝒎𝒚 𝒇𝒂𝒕𝒉𝒆𝒓’𝒔 𝒍𝒂𝒏𝒅 𝒆𝒏𝒅𝒔."

𝙏𝙝𝙚 𝙋𝙧𝙤𝙛𝙚𝙨𝙨𝙞𝙤𝙣𝙖𝙡 𝙒𝙖𝙮: You need a 𝑹𝒆𝒈𝒊𝒔𝒕𝒆𝒓𝒆𝒅 𝑺𝒖𝒓𝒗𝒆𝒚𝒐𝒓 to pick the coordinates. These numbers don't lie. If the coordinates fall under "𝑮𝒍𝒐𝒃𝒂𝒍 𝑨𝒄𝒒𝒖𝒊𝒔𝒊𝒕𝒊𝒐𝒏" or a "𝑮𝒐𝒗𝒆𝒓𝒏𝒎𝒆𝒏𝒕 𝑪𝒐𝒎𝒎𝒊𝒕𝒕𝒆𝒅" zone, your building plan will never be approved.

𝟮. 𝗗𝗼 𝗖𝗵𝗮𝗿𝘁𝗶𝗻𝗴 (𝗧𝗵𝗲 𝗦𝗶𝗹𝗲𝗻𝘁 𝗞𝗶𝗹𝗹𝗲𝗿)

Verification is more than looking at a Deed of Assignment.

𝙒𝙝𝙖𝙩 𝙩𝙤 𝘿𝙤: You must take your survey to the 𝑺𝒖𝒓𝒗𝒆𝒚𝒐𝒓 𝑮𝒆𝒏𝒆𝒓𝒂𝒍’𝒔 𝑶𝒇𝒇𝒊𝒄𝒆 for charting. This reveals if a proposed road expansion is going to eat half of your living room in five years.

3. 𝗟𝗼𝗼𝗸 𝗳𝗼𝗿 𝘁𝗵𝗲 𝗕𝗲𝗮𝗰𝗼𝗻 (𝗕𝗲𝗮𝗰𝗼𝗻 𝗠𝘆𝘀𝘁𝗲𝗿𝘆)

If you can’t find your survey beacons (the white cement pillars), stop everything.

𝙏𝙝𝙚 𝘼𝙧𝙘𝙝𝙞𝙩𝙚𝙘𝙩’𝙨 𝙒𝙖𝙧𝙣𝙞𝙣𝙜: Building based on "𝒊𝒎𝒂𝒈𝒊𝒏𝒂𝒓𝒚" lines is why we have slanted houses and legal battles. Always re-establish your beacons before the first block is laid.

This takes 2-3 weeks. Your ₦5 million is worth the wait.

𝗧𝗵𝗲 𝗦𝘁𝗼𝗿𝗶𝗲𝘀 𝗧𝗵𝗮𝘁 𝗦𝗵𝗼𝘂𝗹𝗱 𝗦𝗰𝗮𝗿𝗲 𝗬𝗼𝘂

𝗜𝗸𝗼𝘆𝗶, 𝟮𝟬𝟮5: A businessman bought land for ₦12 million. Turned out the seller forged documents. The real owner (a bank) demolished his foundation. Total loss.

Yes, this costs money. But losing ₦5 million costs more.

Ever lived in a house where you have to walk through the kitchen to get to the guest toilet? That’s a design failure.

▪️𝙔𝙤𝙪𝙧 𝙈𝙖𝙞𝙣𝙩𝙚𝙣𝙖𝙣𝙘𝙚 𝘾𝙤𝙨𝙩𝙨:

If your plumbing pipes are buried deep inside structural columns just to "hide" them, you’ll break your house apart the day a leak happens.

▪️𝙔𝙤𝙪𝙧 𝙍𝙚𝙨𝙖𝙡𝙚 𝙑𝙖𝙡𝙪𝙚:

Two houses on the same street, built with the same amount of cement. One sells for ₦150m, the other struggles at ₦90m. The difference? The Design.
