Building Permit for Energiehuis de Kaai, Rotterdam

Energiehuis is the first residential block in the redevelopment of the former Unilever site along the Maas by and . The former industrial site will be transformed into a dense mixed-use district with over 1,000 homes. s masterplan combines preservation of industrial heritage with new buildings.

Our design , a collaboration of with , references the former printing house through rational facades and an industrial character, using brown-red corrugated metal and reinterpreting the existing factory wall as a buffer between homes and the street.

Programmatically, Energiehuis has a strong social agenda including 102 social houses, 58 houses for residents with light care needs and a care center for 20 people who need intense care. Aerial impression by

The NEPROM Award recognises forward-thinking developments that show how collaboration, vision, and craftsmanship come together to shape better, more liveable, and future-proof environments.

A meaningful recognition for a place where living, working, and staying come together as one coherent whole. With a clear focus on meeting and connection, from the atriums within the buildings to the Spoorpark as a link to the city. 5TRACKS contributes to interaction, quality of stay, and social cohesion at an area level.

Designed with the future in mind, 5TRACKS offers flexible buildings that adapt to changing needs, with a strong focus on sustainability and a community where people naturally connect.

This nomination reflects a close collaboration between the municipality of Breda and all partners involved, driven by a shared ambition to create an environment that works — for its users and for the city.

The winner will be announced on May 7.

We are very proud that our project 5 Tracks Breda has won the Office building of the Year 2025 Award at the Awards this week in the Keilepand in Rotterdam.

“The jury’s highest praise goes to the design of the atria that have been created between the office spaces. The jury can easily imagine employees from different companies meeting each other here, leading to cross-pollination of ideas. The space also truly invites, in the jury’s opinion, the hosting of clients and the organization of meetings. The jury describes the design of the spaces as bold — and it is precisely for that reason that it is so successful.”

Additional to the public connections in between the volumes, each buildings has a central atrium which relates to both the park and the street. The atria are conceived as voids sculpted in the building mass and separated from the outside with very transparent facades, so that indoor and outdoor run seamless into each other and the park and the city literally meet. We’re proud to share that 5TRACKS has been nominated for ‘Office Building of the Year’ at the Awards 2025!

Congratulations to our fellow nominees and , we are honored to be in such great company.

The jury praises the project’s unique mix of living, working, and hotel functions in Breda, creating an urban environment that is vibrant throughout the day, evening, and weekends. The gardens between the buildings not only bring residents, employees, and guests together, but also remain open and welcoming to the neighborhood.
They also highlighted the atriums within the office spaces as inspiring places for connection — where employees from different companies can meet, collaborate, and welcome clients in a dynamic setting.

The courtyard space feels both deeply personal—as the working atelier of artist Linard Bardill—yet broadly meaningful, with its archetypical geometry and the fact that it is open to the public. Naturbad Riehen, Herzog de Meuron, 2014. “Architecture in its purest form: a 200-metre-long timber wall covering a solarium equipped with sun loungers, showers, and changing rooms as enclosure and framing for a central bathing lake. The water is purified using reed biological filtration instead of chemical treatment, redefining the swimming experience.

5TRACKS has been nominated for the longlist of ARC25 Awards by Architect NL!

designed in close collaboration with and , commissioned by and , combines living, working, meeting and leisure in three bold buildings, connected by a public plinth and a public railway park, right next to Breda Central Station. The project demonstrates how careful programming and design can contribute to a sustainable and multifunctional living environment close to public transport hubs.
