We're featured in the latest edition of Business North, and it's a project we're proud to talk about.

The HERA Innovation Centre is nearing completion in South Auckland. As lead consultants, we've been closely involved in coordinating the design team, working with on-site contractors, and helping HERA aim for an ambitious 6 Green Star certification.

What makes this project genuinely significant is the thinking behind it. HERA is a global leader in low-carbon circular design research, and this building is intended to support that mission, right down to the materials. Locally sourced steel forms the main structure, and the building includes solar panels, rainwater harvesting, and low-emission vehicle infrastructure.

It's also the first building ever to be assessed under the Planetary Accounting framework, a science-based system that translates environmental limits into actionable budgets at a building scale.

Projects like this are a reminder of what architecture can do when sustainability isn't a checkbox but a brief.

We are delighted to announce that our very own Selena Sager has become a Green Star Accredited Professional (GSAP), a significant milestone for Selena and for Agents of Architecture. 🌿

Green Star is New Zealand's leading framework for sustainable building design, supporting New Zealand on its path to a low-carbon future. As a GSAP, Selena now has the skills to work on projects targeting a Green Star rating and make high-quality submissions as part of the certification process, guiding clients through a rigorous but highly rewarding journey toward buildings that perform as well as they look.

With the built environment accounting for approximately 20% of New Zealand's carbon footprint, this accreditation reflects our ongoing commitment to delivering architecture that is not only thoughtfully designed but responsibly built.

This achievement opens an exciting new area of service for our clients. We are working through the details and look forward to sharing more later in the year.

We were thrilled to win the Katsubi Christmas Wish Box, the prize being a catered lunch for the whole studio.

Getting us all away from our desks with no agenda is harder than it sounds. Architecture is a discipline where the work has a way of filling every available hour, and the intentional pause rarely happens on its own. Sometimes you need an excuse.

What the lunch reminded us is that culture doesn't require a big programme or a formal initiative. It just needs a reason to stop.

Intensification is one of the most debated topics in residential development, and often for good reason. Too many multi-unit projects treat the neighbourhood as a backdrop rather than a context to respond to.

Our Ellerslie townhouse development takes a different approach.

Completed recently, the project transforms a single site into three two-level homes, designed not just to meet density targets but to belong in an established neighbourhood genuinely.

The exterior combines horizontal bevel-back weatherboards with vertical shiplap detailing, creating a considered material palette that references the surrounding streetscape while maintaining a clear architectural identity. Durability and long-term performance were equally central to material selection; these homes are built to last, not just to impress at handover.

Early planning and coordination were critical. Working through site constraints, layout efficiency, and compliance requirements from the outset meant the project could be delivered with clarity and confidence.

Quality density is achievable. It starts with treating context, livability, and buildability as equally important from day one.

Most construction budget overruns are often the result of early assumptions, unknown conditions, and decisions made without full visibility.

We see the same eight issues come up again and again across projects: starting without a clear brief, a mismatch between budget and scope, late design changes that cascade through the programme, unknown conditions in existing buildings, compliance requirements that catch teams off guard, incomplete or uncoordinated documentation, procurement timing and market conditions that weren't planned for, and compressed timelines that force costly decisions.

None of these are inevitable. All of them are manageable with the right architecture and design oversight from the beginning.

It’s often not the whole layout that needs changing.

It’s one part of it.

We’ll review an existing layout that isn’t working, and it usually comes back to a single moment, the entry, the stair, the way circulation is set up, or how light reaches the middle of the space.

We worked on a project recently where the entry and stairs were tight and disconnected, and they weren’t bringing any natural light into the centre of the house. It made the whole plan feel more closed off than it needed to be.

Reworking that one area, opening it up, introducing a new window, and resolving how you move through the space changed how the entire house felt. It improved light, flow, and how the spaces connected, without needing to redesign everything else.

If that part isn’t right, it affects everything around it.

At AOA, we look closely at how the layout functions and resolve the parts that provide the most impact.

Because once that’s right, the rest tends to follow.

A lot of our work looks like this.

Standing around a table, working through options, testing ideas, and interrogating them to ensure they are well resolved.

It’s not always the most visible part of a project, but it’s where many of the important decisions get made.

We spend time here to understand the site, work through constraints, and be clear about what will and won’t work. Not just from a design perspective, but in terms of performance, constructability, and long-term durability.

It’s also where we can have the most impact for our clients. Making decisions early helps to avoid bigger issues later.

That way of working is often what people are referring to when they describe us as client-focused. It’s also what underpinned our recognition as Most Client-Focused Architecture Studio 2025 – New Zealand.

But more than anything, it’s simply how we approach every project.

Now complete, this project highlights the importance of strong coordination and architectural involvement throughout the construction phase.

Engaged to provide on-site architectural services, our role centred on supporting the contractor and consultant team to ensure the design was delivered accurately and efficiently. This included responding to RFIs, reviewing shop drawings, resolving construction detailing, and maintaining alignment between the documentation and the built outcome.

With a straightforward and robust construction methodology of precast concrete panels, structural steel, and profiled metal cladding, the project required careful coordination to manage interfaces, sequencing, and buildability. Our involvement helped streamline decision-making on site, reducing ambiguity and keeping the project progressing smoothly.

Particular attention was given to key architectural elements, such as the cantilevered office entry, where coordination between structure, fire, cladding, and finishing trades was critical to achieving both the design intent and construction compliance.

Working closely with RCC throughout the build, our presence on site enabled proactive problem-solving and clear communication across the project team. This ensured a high-quality outcome that reflects the original design intent while responding effectively to the realities of construction.
