We were proud to join Mana Whenua for the pre-dawn karakia and opening ceremony of our Avenue Road project this morning, alongside PJM Project Management and Ka P**a Ka Ora Emerge Aotearoa Housing Trust.

This project delivers five new, warm, safe and affordable homes in Tāmaki Makaurau - designed across a range of scales to support whānau in need. Each home is Homestar-compliant, providing healthy, high-quality housing that contributes positively to both its residents and the wider community.

Timber that tells a story.

We’re proud to collaborate with Abodo on projects that celebrate innovation, craftsmanship, and sustainability.

Kōtukutuku Kāinga: A large-scale social housing project in Ōtara, Tāmaki Makaurau, grounded in cultural narrative and craft. Abodo’s cladding enabled custom ripple and sandblasted designs symbolising waka paddle strokes, a visual metaphor for the residents’ journey. Durability, stain range, and technical support made Abodo the natural choice.

Tuarangi Whare: Beautifully designed by and for one of our own, this stunning family home uses a range of Abodo products throughout. The exterior timber and cladding were chosen to withstand the seasons, while creating an interesting contrast with black metal cladding meeting bandsawn timber.
 
Whakapaumahara Marae Whare Iti: Clad in Abodo Vertical Weatherboards and featuring Abodo batten screening throughout, the timber brings warmth, texture, and a natural rhythm that enhances the architectural expression. Durable, locally sourced, and environmentally responsible, Abodo helped reinforce the building’s role as a cultural anchor—rooted in tradition yet responsive to the future.

Ka mate te kāinga tahi, ka ora te kāinga rua.

Nestled on a steep, north-west facing slope above Whangapoua Beach, this stunning cascading black timber whare by TOA Architects and 360PMCC is a modern tribute to the region’s history. Inspired by the Kauri driving dams of old, the design connects deeply with the land, while the two forms of the house sit gracefully on three levels, embracing the hillside.
The site, rich in native ngahere, is steeped in history—once home to Ngāti Huarere of Te Arawa waka and later the location of Thomas Craig’s sawmill in the 1860s. The design captures the essence of the surrounding landscape, offering panoramic views of the beach, ocean, and ranges, all while maximizing sunlight and shelter from the southerly winds.
The boat shed at the foot of the site introduces the house with its bold, buttressed forms, welcoming all who approach. A perfect blend of history, nature, and contemporary design.

We are humbled that Te Taumata o Kupe Nuku has been recognised by our peers at Te Kāhui Whaihanga NZIA with the John Scott Award for Public Architecture in the 2024 New Zealand Architecture Awards.

The Jury citation: “Te Taumata o Kupe Nuku exemplifies a masterful blend of contemporary architecture with a deep cultural resonance that employs design as a transformative force. The aspiration and influence of this project reaches far beyond its walls as it seeks to elevate not only a community but inspire a people. TOA’s masterful orchestration of the interplay of light, shadow and reflection within Te Taumata o Kupe Nuku creates more than a visual spectacle, it dynamically presents deeper narratives of voyaging and cultural heritage, and in doing so projects a story of hope for the future. In conferring Te Taumata o Kupe Nuku with this award, we celebrate a project that navigates the intersection of innovation and tradition with finesse, putting wind in the sails on the journey of indigenous architectural exploration and community building.”
