πŸ“ If you are responsible for a property, small observations are worth recording.

Take a photo of flaking paint, a crack, a damp-looking area, a damaged trim or a place where water sits. Note the location and whether it is changing. That record helps a painter understand the building before the site visit and helps the owner plan work in the right order.

Maintenance is easier when the information is not kept only in someone’s memory.
Save this as a simple maintenance habit, and contact us when you are ready to turn the notes into a proper painting scope.

🏒 For a body corporate, choosing the colour is only one decision.

The project also needs a clear scope, access arrangements, resident communication, staging, protection of common areas and a practical sequence that works around the building. The more clearly those points are considered early, the fewer surprises there are later.

A good painting contractor helps the committee think through the whole project, not just the final colour.

If your body corporate is discussing a repaint, save this list and start with the building condition, access and resident communication before choosing colours.

🌿 Exterior projects need more than a sunny day. They need a realistic scope, access planning, preparation time, colour decisions and a programme that allows for Auckland conditions.

If you are hoping to have exterior work completed as the weather improves, August is a sensible time to start the conversation. A site visit now can identify repairs, access requirements and the decisions that need to be made before the work begins.
Planning early is not about rushing the job. It is about giving the job room to be done properly.

Thinking about an exterior repaint for spring? Contact us to discuss the property and the likely preparation involved.

πŸ” When you look closely at a painting job, the small transitions tell you a lot.

Corners, edges, door frames, trims, junctions and cut lines show whether the preparation was careful and the application was controlled. They are also the places people notice when the finish is not quite right.

Good workmanship is not only about the broad wall. It is about bringing the whole room together.

Next time you inspect a finished room, look at the corners and junctions as well as the main walls. What detail do you notice first?

🏒 Colour in a commercial property can do more than make a room look fresh.

It can reinforce the brand, help people understand where they are and contribute to a consistent experience across the site. The practical side matters too: the selected finish needs to suit the traffic, cleaning routine and substrate.

The best result balances appearance with how the space actually operates.
Planning an office, retail or shared-space repaint? Tell us what the space needs to do, and we can help turn the brief into a practical painting scope.

βœ… The final walkthrough is not a formality.

It is where we look closely at coverage, cut lines, edges, touch-ups, protection removal and the condition of the site. If something needs attention, it is better to identify it before the client has to point it out.

A proper handover gives the client a chance to ask questions and confirms what has been completed.

When you compare painting contractors, ask what their inspection and handover process looks like β€” not only which paint they use.

🧰 The colour is the part everyone notices, but the system underneath is doing important work.

Depending on the surface and environment, the job may need cleaning, filling, sanding, a sealer or primer, and a finish selected for how the space will be used. In education environments, for example, the specification may call for finishes that are practical, washable and appropriate for occupied areas.

The right system starts with the substrate and the brief β€” not a one-size-fits-all product.

Ask us what preparation and coating system suits your surface. Good advice should explain the β€˜why’, not just name a product.

🎨 A colour on a phone can look very different from a colour on a wall.

Before you commit, look at a large sample in the actual room and beside the finishes that will stay. Pay attention to how the light changes through the day and whether the surface needs to be washable, low-sheen, hard-wearing or easy to touch up.
Colour matters, but the finish has a job to do as well.

Save this for your next repaint, and message us if you want help thinking through colour, sheen and the use of the room.

🏫 In education, the finish is only part of the result. The spaces also need to be ready for staff and students when they are handed back.

That is why the sequence matters: agree the area, protect what stays, complete the preparation, apply the specified system, inspect the finish, complete touch-ups and leave the space clean and safe.

We have worked on education projects including Marcellin College and One Tree Hill College, where coordinating the programme and access around the school environment is part of doing the work properly.

If your school is considering repainting, start with the areas, timing and handback requirements. We can help turn that into a practical scope.

🏠 Before exterior painting begins, weatherboards and trims deserve a proper look.

We are checking for flaking or peeling coatings, open joints, damaged timber, nail holes, areas that may hold moisture and places where access will affect the preparation. Those observations help shape the scope and the right preparation sequence.

Exterior painting is not just changing the colour. It is preparing the building so the coating has a sound surface to work with.

If your exterior is starting to look tired, book an assessment before small defects become a bigger preparation job.
