The cladding is almost complete at Panorama Parade, and the interior has just started—amazing to watch it all come together.

My daughter is now in her second year studying architecture, and I have enjoyed taking her along to site visits to see what the future could look like. It’s a great real-world experience alongside her studies!

The rags-to-riches renovation at 47 Seaview Road is really starting to take shape.

For the team at Superior Construction Ltd, this has been back-breaking work. The steep topography of the site, combined with the complexity of tying new structural steel into the original 50-year-old concrete and timber frame, has made it a challenging build. The original structure had been exposed to the elements for decades after construction stopped, so every step requires careful planning and craftsmanship.

We have huge respect for our clients, Phil and Dina, for taking on such a bold project and committing to bringing this home back to life. When complete, it will stand proudly on what is arguably one of the best streets in Auckland.

Always great to be back in Omaha and see the progress at Parry Court.

This has been a highly technical build, including the installation of a 12m clear-span beam to support the balcony roof. The team at QPC Builders Ltd are absolutely smashing it.

Here are a few photos that show the scale of the project and the incredible views from this three-level beach house.

It’s exciting to see the transformation taking shape at Panorama Parade. Building on a steep site has required significant engineering expertise — from detailed excavation and reinforced foundations to the carefully designed cantilevered balcony and roof structures that now define the home’s final silhouette.

With the cladding system nearly complete and only the rendering of the remaining blockwork areas to finish, the exterior form is really coming together. Once the scaffolding is removed, the architectural lines will be fully revealed, and the installation of the glass balustrades will further enhance both the aesthetic appeal and the uninterrupted views.

As we move into the final stages, with interior works progressing, it’s incredibly rewarding to see this project nearing completion and look forward to seeing our amazing clients enjoy the space they’ve envisioned.

Seaview Road Update:

Following the approval of resource and building consents, progress is moving at a rapid pace thanks to the drive and dedication of Phil and his team. Despite challenging logistics, 6-metre-deep footings have been drilled at basement level and filled with concrete and reinforcing to stabilise the structure. Steel portal frames are now being threaded through the interior to provide additional bracing.

Once this work is complete, the remaining cladding will be removed, and the building will begin to look less like a haunted house and more like a modernist tribute to the 50-year-old structure.

Great progress is being made at our Panorama Parade project. Walls and roofs are now up, and we are really looking forward to seeing the cladding go on which will be a combination of rendered blockwork (float finish), Abodo thermally modified pine cladding (Patina oil), Nu-Wall standing seam aluminium cladding (black) with a glass barrier system wrapping the cantilevered balcony (by Glass Vice).

We’ve reached the end of the Ponga Road revival project. It’s always exciting to see a project come together, but this one has been especially rewarding. The goal was to preserve the iconic 70’s feel and architectural features of the building, while also bringing it up to modern standards—both in terms of functionality and sustainability.

One of the most interesting challenges we faced was creating a fire cell for the new ground-floor flat within the existing building envelope. We also refurbished the original indoor pool, which involved installing a new filtration system and A/C to deal with internal moisture and an essential upgrade to meet the current building code and preserve the space for years to come.

The list of improvements and lessons learned throughout this project was long and involved collaboration across many people including the owners, consultants, contractors, and everyone who kept us sane along the way.

Massive congratulations to everyone involved in bringing this project to life.

Here are a few completed photos and some before and after's.

The start of our next wild adventure with Phil and Dina from Superior Construction. This 50 year old derelict home (never completed) is the ‘worst house on the best street’ at Seaview Road, Remuera. Great to have my son help survey the existing house today and fill in the many gaps from council records. Not sure whether to laugh or cry at this stage… without a doubt it’s going to be a ride and looking forward to seeing a very cool end result !
