Walk around a good home and it should feel like one idea told a few different ways.

Same brick, same lines, same hand behind all of it, but every side has its own mood. The entry welcomes you in, the walkway takes its time, out back opens right up for whoever's coming over.

Turn a corner and the feeling shifts, but you never lose the thread.
That kind of consistency looks effortless. It's actually the hardest part to get right.

That's the part we take care of. This one's out at Miranda, every angle considered, so the whole thing holds together.

Square metres under a roof aren't the only ones worth counting.

The best homes we work on don't just stop at the back doors, they carry on outside, and that outside space earns its keep. Somewhere to eat, somewhere to host, somewhere the kids end up sprawled on a Sunday afternoon.

Value was never just about floor area. It's about how much of your home you actually end up living in.

A good deck just got a whole lot more usable.
We worked with the team at Lourve Systems on this louvre roof out in the country. Open it up when the sun's out, close it down when the weather turns.

The screens do the rest. Wind, glare, the odd downpour, all sorted. Now it works most of the year, not just the good months.

The brief matters more than people think.

It's almost never the tiles.
It's the ceiling that sits a fraction too low.
The window in the wrong wall.
The hallway that quietly eats the floor plan.
The money spent on the visible things, and saved on the ones you feel every day.

Design regret isn't usually about taste.
It's about the boring decisions made too fast, too early, or too cheaply in the wrong place.
The finishes are easy to change later. The bones aren't.

Good design spends where it matters and holds back where it doesn't. Most of the time, that's the whole job.
The thing to get right is slowing down the decisions you can't undo.

Most people turn up having already decided, and that's fine. But it's worth pressure-testing before you commit, because it's an expensive thing to get wrong.

Sometimes the existing house is worth keeping. Good bones, good orientation, a position you couldn't buy today. Renovating protects something you'd never get back.

Sometimes it's quietly holding you back. If you're spending big money fighting bad orientation and a layout you'd have to gut anyway, a rebuild can cost less and give you more.

The trap is deciding with your heart first and looking at the house second.

This one's still on paper, but it's a good one.
We did the architecture for this Auckland home, the drawings and the Resource Consent, working with our client at Studio Kuroyama.

He's an interior designer, so the renders here are his own work. A look at what's coming, plus a few shots from a project he's got on the go overseas.
Early days yet. But you can see the intent already.
