Wholesale Material Costs Reducing

A recent conversation with a sales representative from a timber cladding supplier, revealed the linear meter wholesale rate is reducing as of April 2023. Further reductions are expected after existing stock at old prices are replenished. Statistics from other sources backs this up. Let’s hope this price reduction is passed on at the retail level and brings down the construction costs.

Eaves v’s None

The trend for new builds having no eaves, needs some robust discussion with clients. Regardless of climate change, you only need a normal thunder head to open up above you coupled with the wind caused by the pressure. Eaves serve a purpose by protecting your home from wind driven rain, penetrating the cladding and soffit junctions. Larger eaves provide much needed shade over windows and doors in summer, yet if designed right still allow sun to enter through winter. Eaves aid in temperature control reducing energy costs, and aid in protecting linings and furniture from UV damage.

Cost of Cladding v’s Long Term Maintenance

Some timber claddings require ongoing maintenance, with scheduled re-coating required for warranties and prolonging the building lifespan. When these claddings extend high up to a pitched roof, inevitably the use of scaffolding is required. The money you may have saved by using a cheaper cladding, can be outstripped by the maintenance schedule. Some thermally modified NZ products perform well and have reduced maintenance which helps offset the higher premium. Invest wisely, and do your research assisted by your Architectural Designer.
