Out and about in the warmer weather, we admired a completed project on a walk last week. Positioned on a quiet corner, Tell Architecture designed the L+J house for a busy family, who love connection to their neighbourhood - wanting morning coffees on their front terrace - but also privacy, with carefully positioned windows and a spa tucked around back.

A smart, simple shape that captures natural light, the double height living space making for a fun, dynamic space. Exposed macrocarpa trusses, feature stair and beautiful tiled bathrooms are moments of joy designed within some tight constraints. We loved seeing this design come to life and settle into the street.

We are delighted to show you a recent extension to a 1930’s character house in Opawa. A new laundry, open kitchen and entertainment space have taken advantage of its north-western position and private garden setting. Natural light, generosity of space, ease of use, and a touch of glamour were priorities, which we designed to while accentuating the existing house features. So pleased to see such an uplifting space come together for our wonderful clients.

Always a joy to send a house in for consent. We submitted this beauty last week - a 4 bedroom, 2 bathroom house tightly designed in plan with a double height/ mezzanine space over the living area. The client’s priorities of an efficient design with an open sense of space that suited the scale and style of its established street were clear. Looking forward to seeing this one on site!

We really enjoyed visiting our Kinstead alteration in Gisborne this past weekend. A tasteful opening up of the space between kitchen and dining area a welcome change, with much more natural light, more working bench surfaces and easier interactions between both spaces (+ some pretty nifty work by )
