The ground floor is not a single open plan
but a calibrated field of connections.

Kitchen, dining and living are arranged around a central axis,
extending outward to a sunken courtyard and pool.

This allows the house to open without losing control
maintaining privacy from the street
while fully engaging with the landscape.

Movement, view and light
are aligned into one continuous system.

Open views are not given freely
they are framed, filtered and released with intent.

What appears as a coastal house
is in fact a controlled sequence of space.

The upper level retreats from openness
and shifts towards privacy and stillness.

Bedrooms are positioned as individual zones,
while a central void and nook create a shared internal focus.

Rather than maximising views
the design filters them
allowing moments of pause within a more intimate scale.

The result is a balance
between openness below and quietness above.
