☀️ LOOKING SUNNY IN SUNNYNOOK ☀️

Big news for Andy & Rach, we've got building consent for their place in Sunnynook and are gearing up to start their project in the next two weeks (or sooner if schedules allow).

Getting the green light wasn't without its challenges. In typical council fashion, they had more questions about the existing pool, then the extension that we were requesting building consent for. However, we've helped navigate through that at every step and now attention turns to the exciting part, the build!

This one is a ripper! A full scale home transformation that will take the property from small dated and cramped 3 bed 2 bath to a spacious 5 bed 3 bath home with open plan entertaining areas, a double garage and everything else getting bigger, more beautiful or both.

We can't wait to bring this forever home to life!!

Take a walk with us through our latest project in Waiuku!

With more kids than bedrooms, Irena was running out of space fast. Add a teenage daughter desperate for her own sanctuary, and it was time to explore the options. Moving wasn’t on the cards and a full extension was out of budget.

Like many families, the garage had become a storage graveyard for Christmas tinsel and more. Can you guess what happened next? That’s right, a garage conversion!

What was once forgotten space is now a laundry, home office, and a bedroom with walk-in robe, Irena’s dream and her daughter’s too.

❤️ HEART OF THE HOME ❤️

This used to be a bedroom.

But what Sarah really needed wasn’t another place to sleep. She needed a place to connect.

Between busy workdays and hopes of a growing family in the future, she wanted somewhere she and her partner could sit down, share a meal and catch up on life.

Her home simply didn’t have space for a proper dining table.

As part of her extension, we transformed this bedroom into the dining space she had always wanted. Positioned right where the new extension meets the existing house, it has become the connection point of the home.

There’s something special about seeing a home we transformed come full circle! Back in 2015, we added an upper-level extension to this Westmere beauty, creating a space the owners loved to live in every day.

🕛 SAVING TIME & MONEY 💰

One of the standard requests from Council when we submit a building consent for an extension is a full geotechnical report. This confirms whether your site has good ground, or what building work might be required to reach good ground so your extension can be built safely.

In parts of Auckland with known poor ground conditions, such as rock, this is essential and gives everyone confidence before work begins.

However, a geotechnical report is not always necessary, particularly for smaller extensions. With costs typically between $3,000 and $5,000, and delays of up to five weeks during the planning stage, we’ve developed a smarter approach.

If you live in an area where we can reasonably assume good ground, instead of commissioning a full geotechnical report upfront, we advise Council that a geotechnical engineer will inspect and certify the ground once the foundations are excavated, before any further work continues.

This approach:
✅ Costs around one third or less than a full geotechnical report
✅ Takes hours instead of weeks
✅ Provides the same level of safety and compliance
✅ If poor ground is uncovered, often leads to a cheaper overall build because solutions are based on real, site-specific information

It’s a simple example of how experience and problem-solving can save clients time, money, and stress, without cutting corners.
