One of the questions I am getting asked alot lately is in regards to the Government allowing Granny flats (up to 60m2) to be legally built without a consent.

This currently is not law and while it is easy to get the impression from the NZ media that it is, it has only been at a submission stage for a few months now.

It is looking that it is going ahead though from an e-mail I received from the Ministry this afternoon so it will be interesting to see what restrictions they put on the final rules.

We have done plenty of small 'Granny Flats' over the years so if you are interested get in touch and once the rules are defined next year we can advise you on what you need to know and do.

This is a cool little house that we designed to go on a back section in the small rural township of Lepperton.
With no reticulated council services to the area it was tricky fitting in both stormwater and effluent beds but with some clever planning a house with a spacious garage and open plan living was achieved.

Here we have a very nice family home that we designed in Bell Block on a very tricky site....
While some steer away from tricky sites they tend to deliver fantastic opportunities and views if done right.
We think this one was a fantastic result and even had room to fit the boat :)

This one was a nice little Spec home that we did recently with Troy from T S Building in Stratford.

Well its been a very long time between posts on our page as you can see from the post below this one lol.

Its been a very full on year for us with new government regulations implemented, product shortages amongst other things keeping us very busy and on our toes and both of us contracting covid at the same time which really did knock us for a 6.
We are very much looking forward to a break away from the computers. I'm sure we will be working just not in the office. Plenty of things on the to do list to try and achieve over our break.

We would like to thank all of a clients, for your support, patience and understanding throughout this year and wish you and your families a very Merry Christmas and a safe and Happy New Year.

Today is our last day for the year and we will be back on deck on Monday 16th January 2023.

Aaron and I would like to wish you all a very Merry Christmas and a Happy New Year. We hope you all get to spend some time with your families and loved ones and manage to have a break to chill out and recharge your batteries.
We would like to thank all of our clients for your patience and support over a very tough and trying year. It has been very full on and challenging at times to say the least.
Today is our last day of the working year and we will be back in the office on Wednesday 12th January 2022 after a very much needed break to relax and recharge.

This one is a double header project.

1: Pick the old house up, shuffle it to the back of the large property and give it a make over.
2: Construct a pair of double bedroom townhouse units with internal garaging on the front part of the section.

We have completed plenty of projects just like this one (20+ at a guess) all across Taranaki as it is a very economic way to create more housing stock.

Reece Tanner is the builder on this one and from previous jobs I know it will run easy.

Another very tricky building site which has almost as much altitude as depth.... no wonder it has not been built on sinc...

Another very tricky building site which has almost as much altitude as depth.... no wonder it has not been built on since the site was titled 30-40 years ago.
Fitting a 3 bedroom home, double garaging and outdoor living was a challenge all while sticking to a very tight budget.
Pepper Construction are the builders on this one and we are looking forward to working with them.

Unique sites require unique designs.
As property prices rise we are getting asked more and more often to work on steep or tricky sections that years ago were looked over for building on.
The bonus of a site like this is that you can create a unique home and this is one of those sections / houses..... one that will end up with an awesome view.

Make sure to grab a copy of the Daily News today as the house we designed for Mike and Kym Henry in Stratford is on the cover and has an extensive article in the Lifestyle Homes pull out.

This has been a cool project to work on for some neat clients who had an unbelievable eye for detail matched by builders and subbies that could pull the build off.

Erin and I got a mention and it feels good to be appreciated (despite the company name being spelt wrong by the papers lol)

A lot of our work is never seen by the public and we don’t normally advertise but this one was an exception
