Concept design is the first drawing, but it's not supposed to be the final word. It's supposed to be tested.

Does the layout match how your household actually lives? Has everyone who needs to weigh in actually seen it? Are the hard questions being asked before anyone moves to the next stage?

Moving too fast from concept to documentation just locks in an untested design. The changes you make at concept cost a fraction of what they cost later.

Why structure can be the decoration.

Most structural elements get hidden because they can look unfinished. The best buildings often do the opposite. When you commit to exposing steel, timber, or concrete as the feature, the result is a room with a grounding that no applied decoration can replicate. But it has to be decided at the start, not the end.

The first question most people ask when planning a new build is what do they want. The better question is how do they actually live.

Before you land on open plan or closed, four bedrooms or three, a open chefs kitchen or a kitchen with concealed scullery. Instead spend some time on how your household actually functions day to day. That's where good design starts.

What's one thing about your current home that doesn't work for how you live? Drop it below.

Renovate or build new? It's not always the call people think it is.

The most common mistake we see is deciding based on price alone, without actually comparing the full picture. sometimes reno is the obvious answer. sometimes a new build Gets you more for the same money with no compromise.

If you're sitting on that decision, it's worth getting some advice before you commit.
What's got you leaning one way?

Why dark homes belong in the landscape.

A dark home doesn't try to be noticed. It sits in it's surroundings, absorbing the shadow, and allowing the form to do the talking.

In a rural setting, that's usually the right call. The silhouette reads clearly against open sky. The colour unifies what could look like separate buildings. And over time, it looks more like it was always there.

Why we enjoy every site visit, even when it'll be built again.

Drawings tell you what a house should be. The frame tells you what it actually is. When you're working with a repeated design, getting on site during construction is how the refinements happen. Walking through and you see the good bones and note what you'd change, and feed it back into the drawings before the next build starts.

Why a timber ceiling makes a room feel bigger.

The ceiling is the only surface in a room you never stand next to.
That's how it can set the scale of the whole space without competing with anything else. Get it right and the room feels taller, warmer, and more considered than the floor plan suggests.

Designer or builder first. That's a question we get a lot.
Honest answer: the order matters less than the overlap.
The projects that run cleanest are the ones where designer, builder and homeowner are around the same table from very early on.
When we’re all in the room it keeps the design decisions live, the vision is understood, context is added around the budget numbers, and all is kept honest in the project.
Most importantly, your brief stays grounded. And you're not left holding a set of plans no one can actually build to budget.

Choosing the right people matters too. A builder who's great at contemporary new builds isn't always the right fit for a villa renovation and same goes for the designer.
You should feel like your team can actually deliver what you're asking for, and that you can talk to them.
If you're at that early stage and want to talk through how it usually works, feel free to flick us a message.

The approach with this one was simple.
Set the direction, deliver a strong concept, and trust the team to run with it.

The Feilding show home for Landmark Homes is open on the corner of Churcher and Turoa Street.
From the street, the form does the work.
Inside, every selection, fitting and fixture speaks the same language.
You can tell it landed by how the home feels the moment you walk in. Calm. Nothing fighting for attention.
