A massive contract landed last week and we stopped every job on the drawing board for it.
The job: this years Master Builders Christmas Float.

We recently joined Master Builders as associate members, and our initiation is to design a float for this year's parade.
For some fun, we got the whole office onto share their design thinking for an hour or two.

Six designers, six different ideas, one trailer, and one idea that will emerge.
Pun accidental. Keeping it anyway.

In one of our recent reels we showcased another site where we look underused land in Palmy, this time - a vacant residential section with more going for it than its current empty state.

We sketched one option for a home that could work here, purely as a starting point.

How do you plan a house around a stream?

This section has the Awatea Stream running the full length of the side boundary that deserves to be a primary outlook through trees and landscaping.
That's the best thing about the site. It's also what makes it tricky, because the good outlook sits along the longest boundary, which is also South West facing.

So we sketched an option to test it.

The design stretches out a home along the site. Garage and entry at one end,
kitchen, dining and family through the middle, then the bedroom wing at the far end for privacy.
Decks slot in between the wings, so you can step out to the stream side or the sunny side depending on the time of day.

This is us thinking out loud on paper about a site where the best feature is behind the house, not in front of it

We snuck up to Vaucluse Heights for a looksy!
The plans are roughly a week away from building consent approval with Palmy City, so it's just a few little things being tidied up and then the team can crack into site preparation.
No real reason to be here today other than the view.

A question we get on medium-density work: how do you stop the homes looking the same?

Mostly it comes down to four things.

Vary the rooflines: The same house plan can immediately provide a completely different silhouette.

Modulate the frontage: Add recessed frontages on some homes, keep simple facades on others. The elevation profile creates different impact to the street.

Change the colour palette in pairs: Two dark, two light, two mid, so it reads as a considered set rather than a colour chart.

Let the planting differ: Picking different planting is the cheapest variation you'll get.

Not all variation needs to be expensive, but to get it right, all of it has to be considered at design and documentation stage, not on site.
