The Granny Flat BC exemption proposal has become Law as of 15.01.2026, and you can now build a less than 70sqm stand alone dwelling in your backyard, without applying for a building consent. There are still some restrictions of course, and personally I don't believe this change is as good as lawmakers and media are making it out to be but if you're interested, get in touch and ill help guide you through the process. If you're thinking of locating a prefabricated tiny house then this is the way to go, maybe not if you're planning on building on site with your local builder.

The rules are changing, and soon you won’t need to obtain building consent from your local council for this project. Act quickly to have your plans created: 1) to ensure you get the most value for your investment and 2) to provide your builder with clear guidance!"

This exemption applies to dwellings up to 70 square meters in size, provided they have a simple design, meet the Building Code, are built or supervised by licensed professionals, and homeowners notify their local council before and after construction.

Just been out to visit a beautiful couple who I helped with their renovation. I just love being invited back to see the finished product.

The house started out as a standard 3 bedroom, typical 100m2 home, and is now a stunning 3 bed, 2 bath Gem

The changes I proposed have enhanced the home, doubling the size of the kitchen, providing larger bedrooms and a open plan living area, all without the need for an extention. A new large front deck finishes off the home, and provides a nice spot to capture it's amazing view.

Out on site today. Next week there will be a house here thanks the Craftsmen Homes, Rotorua. Plans issued for a 2 bed prefabricated home to be delivered on Thursday.

Last transformation Tuesday for the year. Here's an inside pic this time. Bathroom Reno's will need a building consent if you add a plumbing fixture or if you want to include a tiled waterproofed shower.

This old tired bathroom received a nice makeover and client has sent me a finished room photo. Looks amazing.

Here is a bit of a different one for 'Transformation Tuesday' Massive tidy up of a rental property that needed a lot of love. The owner has done an amazing job which is more credit to him than me, however a building consent was needed to do the changes he wanted. The ground floor is now a seperate unit, so has been fireproofed and kitchen consented.
