In-house renders for a new house on Waiheke Island. This family house that is set to start construction in 2026 is conceived as a series of calm, layered forms sitting lightly within the landscape. The design balances openness and shelter, framed views and quiet retreat. Generous glazing connects the interior to the changing light and surrounding native bush, while the restrained material palette allows the building to sit comfortably within its coastal setting.
The house is planned around everyday living, spaces that are adaptable, warm, and deeply connected to place. It reflects our ongoing interest in a clarity of form, honest materials, and architecture that supports how New Zealand families live and connect with the outdoors.

Following our recent competition-winning entry for a major new school building, we are expanding our team to support the delivery of this exciting project, alongside our ongoing residential new builds and alteration projects.

AM Architects is on the lookout for a talented and driven architectural graduate or recently registered Architect with a minimum of 3 years of experience to join our collaborative team in bringing this project to life.

What we're looking for:
- A minimum of 3 years of professional experience in New Zealand.
- Strong design and documentation skills.
- Proficiency in ArchiCAD is essential.
- A sound knowledge of key NZ Building Codes & Standards.
- Experience with medium - large scale educational, commercial or apartment/townhouse scale projects is highly valued.
- Great presentation skills using Photoshop and real-time rendering software (Twinmotion, Lumion, Enscape etc) would be desirable but not essential.
- Excellent verbal, written & communication skills

We are thrilled to announce AM Architects has been appointed as the Architects for the new Gate Two Building at .school !
Following an architectural competition for the design of the new Gate Two Building and associated new central outdoor heart, AM Architects were selected from the 5 entries to bring the Gate Two Building to reality.
This project is especially meaningful to us, and we are excited to work with Kristin School and the team of consultants to evolve this significant project towards construction.

Sitting on the ridge above Putaki Bay, The Waiheke Revival breathes new life into an early 2000s weatherboard Waiheke Island home while preserving its charm. With distant sea views over rolling hills as the backdrop, the architecture & interior design blends modern comfort with the home’s original character.
A generous new kitchen extends the home out to the north to anchor the new living spaces with the new pool, poolhouse and outdoor fireplace area. A redesigned entry formalises the driveway side of the house and pulls the eye in via a new curved form.
No surface or room within the interior has remained untouched, with a new family bathroom, powder room, ensuite, walk in robe and laundry allowing the clients to personalise their home through carefully designed joinery and selections for finishes and fittings.
This project is a testament to our ability to enhance existing homes with contemporary living in mind while honouring their history and surroundings.

Excited to share photos of the completion of our three townhouse project in Northcross. Designed under the Medium Density Residential Standards (MDRS), this development challenges the idea that higher density compromises quality living.

Situated on a steeply sloping site, the forms step gently down the site, reducing visual bulk while creating generous terraced outdoor spaces. These seamless connections between interior & exterior ensure lower level living areas and bedrooms open onto private, usable outdoor zones, while upper level spaces open onto generous north facing decks - proving that carefully considered design can allow for great outcomes for residents & developers.

Working up kitchen design ideas for our East Coast Rd townhouse project. As well as designing the exterior of our projects, we love to get involved in working up the interiors to ensure the project has a sense of unity from the outside in. Construction is well underway on site, with the roofing recently on so looking forward to completion in the second half of the year.

Building Consent lodged for this new family forever home inland of Mangawhai Heads with great views towards the Brynderwyns! Design & documentation has been a great collaboration with the client who will build it, and good friend and architect .
With a series of rooms that gently fall down the sloping site, each space is deigned by the stepped transition between each space but united but the folding raked ceiling the ties the house together.
Clad in vertical shiplap cedar that will be allowed to silver off, a rural relaxed aesthetic is created for this family home.
Designed as a high performing home, we carefully worked through options with the client/builder to ensure value is achieved in construction but also reduced energy costs over time.
High levels of insulation, air tightness, mechanical ventilation & heat recovery (MVHR), higher performance glazing to critical west facing windows & doors, recessed thermally broken windows & doors, rain water harvesting and a hot water heat pump are a few of the items included to ensure the home will be low energy and healthy for its owners.

We look forward to construction starting next month.
