Designing small spaces is always a challenge. How do you make the most of a limited lot area?

One common solution is to use firewalls on both sides to maximize the building footprint (if allowed by the Office of the Building Official & abides by PD1096: National Building Code). But here’s the catch: no windows are allowed on firewalls, which means natural light and ventilation take a big hit. 🌞💨

Still, this is where the beauty of architecture shines. Through smart design, we can study and shape the space to bring in natural airflow and lighting, thus enhancing comfort while reducing electricity costs through passive cooling and daylighting. This includes the strategic placement of window openings to optimize both light and ventilation, even within tight site constraints.

We've been busy, thus late upload ONCE AGAIN!

One of our projects for 2024 was a kitchen renovation. Part of the client's problem was storage space, a very common problem for most Filipino kitchens. Why? Because we Filipinos simply love food! We have certain equipment for certain dishes we try to cook, multiple utensils, flasks, and many more!

BNY.Arch's approach was that we simply increased the storage, made some design tweaks, modernization, proper ventilation, and added a moveable counter that can function as storage, dinette, and buffet table for certain occasions. Overall, the kitchen became more useable, felt lighter, and looked bigger.

One of the challenges in designing is making the area look cohesive. There are a lot to consider such as; what are the primary needs of the user, which item/furniture will stay, what parts are allowed to be renovated, and the budget.

In this project, we tried to make it as efficient as possible. Improved planning, Increased storage, and integration of existing furniture (bar counter, sofa, freestanding cabinet) in the design to make it look cohesive while minimizing costs.

Seems easy? That's what we thought, but integrating existing items can also be challenging for us architects and designers. Stay tuned on how we pulled it off with our BEFORE and AFTER shots.

Apologies for being gone for so long, WE'VE BEEN BUSY! ~To be announced soon.

To conclude our posts about "The Grid" project, we're finally posting the last part of our design, the Toilet & Bathroom. Our T&B design is meant for small spaces, with a very practical flow from Sink-Toilet-Shower to increase efficiency.

To reduce cost, we've opted to have a tiled finish on the bottom part up to a specific height and a limewash paint on the upper part. This approach reduces paint bubbling and reduces the amount of tiles required to save some cost. A balance between Beauty-Practicality-Cost Efficiency.

Part of our design is accommodating multiple users in a small area but each having their own personal space. This can be solved through expansion, but what will you do if there's no possible way for expansion?

One of the commonly wasted spaces is the vertical areas of a room, especially if all items are moveable furniture. With our design of this 8sqm bedroom that has 2 users, we integrated both sleeping and working areas in one horizontal plane thus saving more space. Furthermore, a picture window was added to make the space feel bigger than it is and their own individual curtains for privacy.

Modern problems require modern solutions. Way back then, desks are somewhat optional part of a bedroom. However, in the digital age where Zoom, GoogleMeets, and other online meeting platforms, Laptop/Computer desks have become a key part of every bedroom.

Even kids now need their own desks for studying or hybrid learning (online and face-to-face classes). These considerations are great examples of adaptive and progressive design adjustments, which are brought by the 2020 Pandemic.

Can you spot the bathroom door? No? Just find the k**b! This is called "Concealed Door" that uses concealed flushed door hinges. One way to conceal a door is to add Vertical and Horizontal elements that will blend with the door gap.

Our ongoing under-construction project is a 4-unit 2-storey Townhouse in San Pedro, Laguna with approximately 72 sqm of floor area per unit.

The idea behind the design is to make a small space feel more attached to natural elements thus the touch of wood imitation materials, large picture windows with planters, and soft edges. These approaches make the townhouse unique from its nearby apartments/townhouses.

Did you know? One of the benefits of providing a window for the study area is that it reduces eye strain and boosts productivity. In this new era of WFH (Work from Home) or Online Classes, natural lighting can highlight your best features such as the face, background, and also set the ambiance.

But do note that there should always be balance since too much natural light can cause glare. How can you overcome this? Through proper planning and study of the sun path. Blinds, curtains, shades, or drapes can also offer a solution if it is an existing problem.

Part of our design is to use cross ventilation as much as possible to improve airflow around the room/house. Another part of the design is to incorporate vertical slats or "brise soleil" to add character and to also have its purpose.

To improve efficiency, the brise soleil design does not only add character and aesthetic but also provides protection against heat gain. Its positioning was based on the study of the sun path which was carefully and strategically angled to a specific degree to provide shade during the hottest time of the day.
