Make sure your team consists of registered and licensed experts such as Architects, Civil Engineers, Electrical Engineers, and other qualified specialists. No single person should handle everything; building requires a collaborative effort. Yes, there is a cost involved, but it keeps you safe from risks and future problems. You may hire an Architect, and they can coordinate with their team of consultants including various engineers. However, it is not allowed and strictly prohibited for an Architect (or an Engineer, vice versa) to design and plan everything on their own outside their field of expertise.

οΈ2. DO NOT RELY SOLELY ON A FOREMAN
Even if it seems cheaper, this is not the correct approach. When applying for a building permit, you are required to submit plans signed and sealed by licensed professionals. These experts carry a 15-year civil liability guarantee, meaning you have legal recourse should any problems arise. A foreman does not have this kind of accountability or legal responsibility. Never believe anyone who tells you, "Itβs okay, Sir/Maβam, you donβt really need a building permit."

It is the duty and responsibility of your Architect to conduct periodic site inspections and supervision to ensure the construction follows the approved plans exactly. This protects you, as the owner, from poor workmanship, errors, or incomplete work.

οΈ4. AVOID THE "SIGNING ONLY" PRACTICE
Do not have plans drawn by an unqualified or unlicensed person, just to have them signed later by a licensed professional. This is dangerous and illegal β the license of the person signing could be revoked, and you will have no legal protection or recourse if issues arise related to the design or plans.

What you pay for is not just the drawing or design β it includes proper planning, technical expertise, and proper project implementation. Doing this helps you avoid mistakes, construction delays, and unnecessary additional costs.
