Story time (Inspired by a true story.)
Client: “6% para lang sa drawings? Ung isa kausap ko 50k lang.”
Arki: “Opo, based po yan sa SPP, pero pwede naman po natin pagusapan.”
2 months later, nagkita kami ulit
Client: “Arki! Tapos na kami sa drawings. Pwede magpacheck?”

Arki: “Ahh tapos na po ung first phase, ung Schematic Design.”
Client: “Ay, hindi po. Nagapply na kami for permit and magconstruct na rin agad based sa drawings na yan.”
Arki: “Ho? Pano nangyari yun, 400 sqm floor area 6 pages?”
Client: “Shop drawings na lang daw po ung iba. Bakit po, may kulang ba?”
Arki: “Hindi pa po ito Contract Documents. Kung kami po gagawa, around 40-60 pages po ung ganito kalaking project. Kulang po ng Reflected ceiling plan, Power plan, Schedule of finishes, Bay Section, Stair details, ALL Enlarged plans and elevations, not to mention wala pong blow up details.
Arki: "Ang malala po dito e, ung plans na meron po kayo (Cover, site dev’t, floor plans, elevations, section, Doors and windows schedule) kulang din po sa details. "
Client: “Diskartehan na lang po siguro sa site, tapos na daw po yang drawings e.”
Arki: “Opo, didiskartehan n lng po talaga nila sa site yan, pero not in a good way.”
Often, clients are not aware of the standard deliverables for professional architectural services. When drawings are vague or incomplete, the Client faces serious consequences:
Material Substitution: 12mm or 6mm glass? Di naman nakalagay, dun tayo sa mura.
Contingency Padding: Walang detail? +10% contigency na lang.
Delays, Clashes, and Conflicts: Tigil muna, pano nga ba dadaan ung tubo sa b**a?
Ambiguous Liability: Kukunin mo ung license ng draftsman? Anong license?
Pag malabo ung drawings, pano mo malalaman or mapaglalaban kung ano ba talaga ung binibili mo.
Iniisip mo Lexus ung binibili mo, pero jeep pala ung makina.
Sa huli, nakatipid ka nga ba talaga?
